Cost of Studio Rental in Da Nang

I am a newbie to the forum and looking to stay in DaNang for 90 days starting in Early November 2023.  Can someone help me please with suggestions please.

You've picked the heart of monsoon season, so vacancies will be higher and if you have any negotiating skills, you should be able to find a good place for a fair price (₫6 to ₫12 million VNĐ, depending on the neighborhood and the quality of the studio/amenities).


(This is the same advice I give to everyone):


First, try to determine the neighborhood you want, then search Google maps for inexpensive hotels (and "Hotel/Apartments") that you can book through Agoda or BookingDOTcom for 3 Days to 1 week.


That will give you a confirmed reservation without having to commit to a one month or longer stay before you ever enter the country.


I don't normally recommend Airbnb in Vietnam because it is so hit and miss.


However, when searching for long-term lodging of 28 days or longer (that will almost always get you a lower monthly rate on Airbnb) I find that it's a useful tool to get the general sense of the "high" rental rate in a certain area for the specific thing you want, such as a studio or 1, 2 or 3 bedroom apartment or full house/villa with even more rooms.


I say the "high rental rate" because face-to-face you can almost always get a lower rent negotiated than the Airbnb rate.


The way I recommend people use it is to identify places they might want to live, but don't contact the landlord until you are actually here in country staying for a few days to a week in an affordable hotel or motel.


On Airbnb, use the function to contact the property owner for further information before actually renting.


Explain to them in a private message that you are here locally and you want to come and view their property before you rent.


If they will agree to that, you can go and see the place in person.


Then you have the opportunity to negotiate with them directly for rent over a certain period of time.


You will also probably be able to avoid the higher cost of finding a place through a rental agent that way.


Another thing you can do is to go ahead and rent the place for one week through Airbnb and then, if you are happy and the landlord is happy, you start talking about renting by month or more.


Keep in mind that even if you are here on a 30 or 90-day tourist visa, it's legal for you to sign a much longer lease with the landlord.


It's totally up to the landlord.


Then you can do Visa runs and exit the country and reenter and you still have a place to live.


Whatever you do, don't send any deposits long distance before you get to Vietnam and actually set eyes on a piece of property.

Have you taken a look through our Da Nang Housing ads? Many (most?) of the ads there have been placed by agents who, I am sure, would be quite happy to speak with you about your upcoming plans. After speaking to an agent, feel free to post any questions you might have (deposits, lease agreement, utility bills, etc) to the forum. Lots of friendly folk here ready to lend assistance.


That said, I would suggest you not enter into any written and/or verbal agreement prior to your arrival. Member OceanBeach92107's advice in post #2 of this thread is a valuable read.


I had written quite a few months back, "As a tip to newly arriving expats, rental ads written in English will easily be twice the cost (at a minimum!) as those written in VN." Best for you to arrange temporary accommodations upon arrival and recruit a local VN to help you in your search.


My tips to foreigners looking for long-term housing units?

#1. Take a walk around the neighbourhood you want to live in, looking for signs stating "Cho Thue" (for rent). The sign with "cho thue" might have the prefix "Chung cu..." (apartment), or "Nha..." (house). So, Nha Cho Thue means "House for rent", and Chung Cu Cho Thue, "apartment for rent".


#2. Get a VN friend to look and/or ask around for you. If they find something acceptable, the price they will be quoted will be what the landlord feels a VN person would be willing to pay (which will certainly be less than what the landlord feels you'd be willing to pay).


#3. Try not to spend too much time on English language property sites. They'll have E̲n̲g̲l̲i̲s̲h̲ ̲l̲a̲n̲g̲u̲a̲g̲e̲ ̲p̲r̲i̲c̲e̲s̲.

Also, can someone recommend a very good mobile company for SIM cards?

I have gone through some one-bedrooms and studios, I found this to be in Hanoi, would they be affiliated with some agents or real estate companies in Da Nang.



I will be arriving at 11:53 at night from Hanoi I won't have the time. Also, I won't be signing any contracts until Much Preferreed a large Studio or one bedroom  "Furnished "


I insist that a one-year contract would be ideal for me since I plan to stay for quite a while, and my place is just a 20-minute walk from the city center.


Anyhelp in districts, while I am researching where to live would e helpful


For Mobile sims I will stick with Viettel Telcom on a monthly basis

Rental rates in central Đà Nẵng (west of the River Hàn & south of Đà Nẵng Bay) are generally more affordable than those available near the beach, east of the river.


Đà Nẵng has experienced significant "urban sprawl' over the years, so the "central city" now includes Hải Châu District plus parts of Thanh Khê District (which straddles the airport) and Liên Chiểu District.


it's a wonderful area of town for anyone who has realistic expectations for the experience, but most foreigners should be aware that there are far fewer foreigner friendly businesses in this area then there are over at the beach and in the An Thượng tourist ghetto.


Landlords in this area are much less flexible than those in the tourist friendly areas, so you may be required to pay up to 6-months advanced rent plus at least a 1 month deposit in order to secure a good one year lease for your desired property.


There are always exceptions, but usually those places are not very desirable.


Anyone thinking about moving here and living in those areas should probably consider booking a decent but affordable hotel or motel in Hải Châu district (the most foreigner friendly of the three) and then use that as your base while viewing potential apartments (or houses) face to face.


You almost certainly need an agent in this area because most of the landlords either don't speak English or not willing to do so.


Fortunately, the relevant Fa.ce.book groups get a lot of action from tons of agents.


(Added note: most agents do not have an exclusive contract to show a particular property. It's usually just the first agent to get your attention and show you that property who then gets to sign contract with the landlord.)

Okay, due to my unfamiliarity with the "Housing" section, I was unaware that on that page where it asks "Where in Da Nang?", you must input/type the words 'Da Nang' (this will show the whole of the Da Nang area).


This will then generate a drop-down box under your 'Da Nang' input.

You'll then see these choices...

Da Nang, Vietnam

Da Nang, Da Nang, Vietnam

Nà Sim, Da Nang, Vietnam

Tà Lang, Da Nang, Vietnam

Cau Sap, Da Nang, Vietnam


It's a bit convoluted, but it will generate correct geographic results.


(personally, I find the rates quoted by the listing agent(s) a bit exorbitant for the properties displayed)

That is almost certainly because, on this website, people are advertising to foreigners and not many foreigners choose to live in the Central City.


There are also fewer local landlords who are prepared to deal with foreigners directly.

For your 90-day stay, you've got plenty of options for accommodation. Check out places near My Khe Beach or along the Han River.

It's quite safe (and probably preferable) to  book your inexpensive hotel prior to departure, using one of the many booking services such as BookingDOTcom, Agoda, Trip Advisor, HotelsDOTcom, etc.


Then continue with your good plan.

So very true (in my experience).


I never get the best offer when I simply walk into a place and expect the "bird in a hand" addage to work.


The best offers I usually get for long term (1 month or more) hotel/motel/hotel-apartment rates have been following a 3 day stay, when I go to the front desk to checkout and let them know I've found another place to stay for the next month.


Now they know I'm a (somewhat) desireable guest, and that's when they offer the much better than website rate for a full month.

Maybe my best deal ever, during COVID I arrived back in Danang on July 1st, 2021.


I used Agoda to book 3 days at the lowest rate in the Avatar hotel which has always been an expensive option.


I believe the nightly rate was a bit over 1 million VND.


When I was getting ready to leave in 3 days, they offered me a monthly rate of 800,000 VND per night AND upgraded my room to a mini suite.


When I was getting ready to check out in the first week of August, I told the front desk clerk that I was probably going to move to a different hotel run by a Vietnamese friend because I wanted to reduce my nightly room rate to about 450,000 VND. She said maybe she could get her manager to accept that offer, so I wrote it out on a piece of paper for her.


I hadn't left the hotel for more than a few minutes when my phone rang and the desk clerk was asking me to return to the hotel because her manager had accepted my offer.


When I returned the manager came out to greet me and escorted me upstairs to my NEW, larger suite.


I have no doubt that if I had simply been doing a walk-in that day, I wouldn't have been offered such deep discounts.


I had a similar experience on Phu Quoc at Kem Beach during Tet, 2022.
