Advice on selling property

I am hoping this forum can offer advice.  I live in the UK and am in contact with an estate agent in Cyprus to market and sell a property over there, to which I have the title deeds.

The estate agents have informed me I do not need a Solicitor to sell the property. This took me by surprise. Is this normal practice or would you recommend using a Cypriot Solicitor?

Also I have not arranged a power of attorney and do not wish to place the burden on relatives if avoidable.  Can I arrange for the estate agents to have power of attorney specifically for the property sale or is this risky?

Any advice greatly received.

Regards

Andy

Lawyers are in place for a reason. Re, agent you are talking of putting a considerable amount of your wealth in the hands of an individual who may not have your best interest at heart.

Be extremely careful.

Thank you

Get a good local lawyer..go by recommendation from people you know

I have bought and sold property in a number of countries and never used a lawyer as they charge more.  Every country has some form of notary who does the same as a lawyer for less money and may have the time to act in your interest.  Not had great experience with lawyers here.

You can also google 'selling property without lawyer'.

You can download a POA form online - fill it in and then visit the Cyprus consulate in UK to have it verified.  If you want to do it through a notary in the UK you can find one in your area  https://www.thenotariessociety.org.uk/

I sold here and used a Cyprus based law firm. My experience was a seamless transaction free of any stress. There was of course a fee which was a small fraction of the sale price.

NOTE :-

It should be noted that the notary is not responsible for the content of the contract of sale of real estate. They only evaluate the legal capacity of the participants in the transaction, explains the consequences, certifies the signatures of the buyer and seller with their signature and seal. In this case, we are not talking about a detailed consultation of a lawyer who understands all aspects of the Cyprus real estate market.

hi , who would you turn to if it all goes wrong ?

Find a buyer do a deal pop over, you can get a lawyer to come to land reg with you if you don't feel confident.

I am interested depending were its located and year it was built, is it pre 1996?

Thanks Nick
