A beachside villa in Grand Baie, a cute apartment in Flic en Flac or urban living in Rose Hill and Port Louis, looking to invest in property in Mauritius is exciting, but there is also a lot to think about buying as an expat. So let’s break it down and take a look at what this fabulous island has to offer!

So you're thinking about investing in some property in Mauritius, but where do you start? It can be a great opportunity to own a part of tropical Mauritius, acquire a resident permit, all whilst investing and living out your paradisiacal island dreams with a beautiful home. Firstly let's look at the most popular places to buy and what's on offer in those areas. Are you looking for peace and serenity or the hustle and bustle? Or maybe a bit of both. Well it's fair to say that Mauritius has it all.

As an expat, there are certain areas and properties that you can purchase, so it's good to know the exact area and price range you are looking for. There are many websites where you can get this information: www.propertycloud.mu is particularly useful to search first, then you have a selection of properties and agents. You can then enter your location preference and maximum budget, and it will bring up everything within those criteria.

The great thing about Mauritius is the variety of properties that are on offer, from luxurious beachfront eight-bedroom villas complete with swimming pool, a beautiful city apartment perfect for a couple starting out to off-plan purchases or maybe even build your own house! The opportunities are vast, and with all kinds of properties being built all the time, it's a perfect way to make you feel even more at home on this paradise island.

Have you ever thought about buying land and building your dream house? This is an option here in Mauritius, and what better way to get everything you want, just the way you want it to be. Lots of different plots of land are available around the island, so take a look at the areas you are most interested in and start making that dream island home a reality!

Is city living your vibe? If having easy access to fabulous restaurants and bars and buzzing nightlife is your thing, then take a look at lively and cosmopolitan Rose Hill, Quatre Bornes or Port Louis, where an array of contemporary apartments are available for purchase with very appealing price tags. Within walking distance of the new metro, shops and local buses- what's not to love?

Fancy fabulous, relaxing beach views? Then get looking in Flic en Flac, Grand Baie and Belle Mare. All kinds of properties are popping up all the time in these popular expat hotspots. With proximity to supermarkets, shopping malls and some great restaurants, they are perfect for families or couples looking for that beach lifestyle.

Maybe the mountain life is for you; with gorgeous properties with awe-inspiring mountain views, have a look at the up and coming area of Moka. Within walking distance of some of the most wonderful hikes and walking trails, Moka is the perfect place for you outdoorsy types.

In most properties and residences available to expats there will always be a Syndic: which is a list of maintenance of common areas such as swimming pools, tennis courts and landscaping, security services and insurance of common areas and administration. Be sure to enquire about how much this will be monthly when looking and potential property.

Wherever you see yourself choosing your perfect island home Mauritius has so much choice, just be sure to take in lots of different styles of properties so you can live out all your island paradise dreams!

Happy paradise house hunting!
