Da Nang's real estate market has experienced accelerated growth over the past few years as the population expands to welcome many new long-term residents interested in living by the beach.  

It is not difficult for any new or old foreigners to find accommodation in the city of Da Nang. Many real estate projects are currently underway in this area, and investors are choosing Da Nang more often due to its rise in popularity.

Why should you live in Da Nang?

While Da Nang has beautiful beaches, accessible nature, and mountains, plus laid-back international education, there are even more reasons that new foreigners choose this central coastal city. Here are the main reasons why people choose to live in Da Nang:

  • Fresh seafood in abundance;
  • White sand beaches of My Khe Beach;
  • Architectural wonders of Dragon Beach and Ba Na Hills;
  • Several international schools that provide top-tier education;
  • Mountain ranges accessible from the city for weekend hiking.

The real estate market in Da Nang

In Da Nang, you will find not only luxury villas and hotels but also multi-story residential complexes. Rent prices generally fluctuate between 9 and 21 million VND (USD 368-850) in neighborhoods outside the city center. Meanwhile, a downtown and chic apartment will be more expensive, with an estimated budget of 15-30 million VND (USD 613-1,200). However, if you don't mind driving into the city and prefer the privacy and space of a villa, there are several available for you to browse.

There are three main neighborhoods that expats prefer in Da Nang:

  1. An Thuong: Outside the main tourist strip, this neighborhood is popular with foreigners for its proximity to the beach. You will still have to drive back downtown for most restaurants, but at most, the journey will be a quick 15-minute drive. Monthly rentals in this neighborhood start at USD 500 (12,137,500 VND).
  2. Hai Chau 1: Recognized as the “downtown” or central business district, living here will put you in the middle of the action but away from other expat communities. You will be embracing a much more local way of living, and apartments reflect this in both decor and price.
  3. Son Tra: Perfect for the outdoors enthusiast, the Son Tra peninsula is home to the Lady Buddha statue (Linh Ung Pagoda on Google Maps) and Monkey Mountain. You are almost on the Hai Van pass, which is the highway connecting Hue and Da Nang. Apartment prices in this neighborhood start at 12.5 million VND (USD 514).

Good to know:

Da Nang is a great place to immerse in local culture and practice your Vietnamese. The central region has a slightly different dialect than the North or South, so be prepared to listen and offer a polite xin lỗi while you practice.

How to look for accommodation in Da Nang

If you are moving to Da Nang for work, then your employer should help you find housing, but without an HR department, a realtor is the next best thing. Utilize your network and social media, like Facebook, to find excellent apartments or lease takeovers before you arrive or settle into a holiday rental while you find the ideal beach house.

Typically, rental leases in Vietnam will be for one year with one month's deposit upfront. Your landlord will be responsible for notifying local police you are moving in or maintaining the “pink book”. All contracts should be translated from Vietnamese to English, with your own copy given for reference after signing.
