Known as the biggest city in the United States, New York is home to world-famous monuments and jaw-dropping views that are to die for. It is one of those places in the world everyone dreams of going to which accounts for the Big Apple's cosmopolitan culture, with 36% of its residents born in other countries. However, like any other big city, New York has its own setbacks. Finding accommodation, for instance, can sometimes be very difficult, especially when you are on a tight budget.

More general information can be found in the article "Accommodation in the United States".

Types of accommodation in New York

As of 2023, New York continues to have one of the highest costs of living in the world, with a cost of living index of 148.2, making it the second most expensive city in the United States. The cost of living in New York is 31% higher than the national average, with housing being 82% higher. Basic necessities such as food and clothing are also more expensive, with groceries and clothing costs being around 14% higher than the rest of the country. The real estate market in New York is highly competitive, with most residents living in small apartments or studios, or sharing their living space with roommates. Accommodations tend to be more spacious and affordable the further you move away from Manhattan. Areas like Greenwich, SoHo, and Tribeca are highly sought after, but living in these areas often requires sharing accommodations due to high rental costs.

Where to look for a place in New York?

The real estate market evolves at a fast pace in New York, a city that never sleeps. Therefore, you may want to start your accommodation searches early enough to avail of a wide choice before leaving your country of origin. Some of the best and most helpful websites are StreetEasy, Craigslist and NakedApartment. Moreover, word of mouth works great in New York! Try and ask around, and you may find a place that is about to be vacated very soon. This may avoid brokerage fees or any agency fees that come with renting a new home in New York.

Rent prices in New York

Rents can drastically vary, depending on the boroughs. In 2023, the average rent for an apartment in Manhattan is $4,614 per month whereas the average rent in Harlem is much lower, at $2,160 per month. In Brooklyn, the average rent is around $3,250 per month whereas, in Queens, the average monthly rent is $2,902.  Of course, this will also differ dramatically based on the size and amenities of the apartment.

Rent and conditions in New York

Don't be surprised if the owner of an apartment you may be interested in requires you to sign a one-year agreement. This is a common practice in a city like New York. If you ever decide to leave the apartment before the lease agreement comes to an end, you may need to find someone willing to take up your place. In New York, owners tend to be quite understanding and will do their best to find an arrangement that works for both you and them.

In the Big Apple, rental agreements generally include both electricity and water bills, but this is not necessarily a given. Also, as very few people own cars in the city, parking lots are rarely included in all the fees. Whatever the case, make sure to attentively read the terms and conditions of the agreement before signing it.

Furniture in New York

Most apartments are fully furnished and equipped with electric appliances like ovens and refrigerators. Apartments also come with an integrated heating system. In comparison, air conditioning is rarely included so you may have to purchase your own if you ever need one. Lifts, doormen and shared laundry rooms are seldom part of the deal and are considered as a luxury in New York.

It is common for people to do their laundry at laundromats as older apartments do not usually come with a washing machine or a dishwasher. More modern places, however, may provide certain facilities.
