Project Manager- Construction & MEP Project
Looking for a challenging role as a Mid / Senior level professional in the field on planning & execution in a construction industry or in a client industry.
My current roles & responsibilities involve:
Project Planning and Scheduling:
Developing comprehensive project plans, including timelines, resource allocation, and budgeting.
Coordinating with architects, engineers, contractors, and stakeholders to ensure the project is on schedule.
Preparing detailed schedules and sequences for the installation of MEP systems (HVAC, electrical, plumbing, and fire safety).
Budget and Cost Control:
Monitoring the project budget, ensuring costs are controlled and remain within approved limits.
Reviewing and approving procurement of materials and subcontractor agreements.
Identifying potential cost-saving measures without compromising quality.
Team Management:
Leading and managing multidisciplinary teams, including civil engineers, MEP specialists, and site workers.
Assigning tasks, setting performance expectations, and ensuring the timely completion of work.
Providing guidance and resolving any conflicts that arise within the team.
Quality Control and Compliance:
Ensuring all construction activities and MEP installations meet industry standards and regulatory requirements.
Conducting regular site inspections to verify the quality of work and adherence to project specifications.
Addressing any deficiencies or deviations from plans by coordinating corrective actions.
Risk Management:
Identifying potential risks related to safety, project delays, or resource shortages.
Developing mitigation strategies and contingency plans to address these risks.
Ensuring compliance with health and safety regulations at all stages of the project.
Client and Stakeholder Communication:
Acting as a primary point of contact for stakeholders, keeping them informed of project progress.
Managing expectations and negotiate any changes in project scope or timelines.
Regularly reporting to senior management on project milestones and financial health.
MEP Coordination:
Overseeing the design, installation, and commissioning of MEP systems to ensure they integrate seamlessly with the overall construction.
Working closely with MEP contractors and consultants to resolve technical challenges during the installation.
Ensuring that the MEP systems meet the operational requirements of the facility upon project completion.
Pharmaceutical Facility Knowledge:
Understanding GMP (Good Manufacturing Practice): Project managers must have a deep understanding of GMP standards, which are crucial for constructing facilities where products like medicines are manufactured. This ensures that the design and construction meet regulatory requirements for cleanliness, safety, and operational efficiency.
Cleanroom Design & HVAC Systems: Knowledge of cleanroom classifications (ISO 14644 standards) and HVAC systems that maintain strict environmental controls (temperature, humidity, particle levels) is essential for ensuring that the construction meets industry standards.
Regulatory Compliance & Documentation:
FDA, EMA, and Local Regulatory Knowledge: Familiarity with international and local regulations from bodies like the U.S. Food and Drug Administration (FDA) and European Medicines Agency (EMA) is essential for project approvals and facility certification.
Validation and Commissioning Skills: The project manager must ensure that all installed systems (including MEP) undergo validation processes such as Installation Qualification (IQ), Operational
Qualification (OQ), and Performance Qualification (PQ) to meet regulatory standards before production can begin.
Technical Expertise in MEP Systems:
HVAC, Plumbing, and Electrical Systems for Pharma Environments: MEP systems in pharmaceutical facilities often include advanced HVAC systems to maintain sterile conditions, specialized plumbing for process piping (including purified water), and electrical systems that comply with explosion-proof or hazardous area classifications.
Process Piping and Utility Systems: Project managers must oversee the installation of specialized piping systems (e.g., for purified water, steam, gases) and critical utility systems (e.g., compressed air, vacuum systems) used in pharmaceutical manufacturing.
Risk Management & Safety Compliance:
Hazardous Material Handling: Many pharmaceutical projects deal with hazardous materials, making safety compliance (e.g., OSHA standards) and risk management skills critical. This includes identifying potential risks during the construction phase, particularly in handling chemicals or flammable materials.
Environmental Health and Safety (EHS) Protocols: Ensuring adherence to EHS guidelines during construction and installation is crucial, especially in areas with highly sensitive equipment or processes.
Project Planning and Execution:
Scheduling and Resource Management: The ability to create detailed project schedules that integrate the design, procurement, and installation of MEP systems alongside construction activities is critical, given the complex nature of pharmaceutical projects.
Coordination Across Disciplines: Project managers must coordinate with architects, engineers, regulatory consultants, and pharmaceutical experts to ensure seamless execution. Managing cross-functional teams, including civil engineers, mechanical engineers, and MEP subcontractors, is a key skill.
Leadership and Communication:
Stakeholder Management: Regularly communicating with senior management, regulatory bodies, and clients is crucial. Project managers must align the project’s goals with client expectations, regulatory standards, and operational needs.
Team Leadership and Conflict Resolution: Effective leadership, with the ability to inspire and direct multidisciplinary teams, while resolving any conflicts that may arise during construction and commissioning, is essential.
Cost Management and Financial Acumen:
Budget Control: The ability to manage a project’s budget while adhering to tight timelines is crucial, especially when delays can affect production timelines for pharmaceutical products.
Procurement of Specialized Equipment: Handling the procurement of highly specialized materials and systems (e.g., HEPA filters, stainless steel piping) that meet pharmaceutical standards can impact both costs and timelines, making cost management a vital skill.
Additional Skills:
Software Proficiency: Familiar with project management tools (e.g., Primavera, MS Project) and Auto CAD for efficient planning and coordination.
Problem-Solving & Adaptability: The ability to quickly resolve unforeseen challenges, especially in highly controlled environments like cleanrooms where even minor deviations can cause major setbacks.
