Hi friends

Thought this post is a bit old my answer will help other members looking to rent a property in Mumbai.

It is very easy to get a rented apartment of your choice in Mumbai.

There are various sources to find an residential property through newspapers, references etc. However real estate agents still dominate this space.

There are plenty of websites. However the most prominent ones are www.makaan.com and www.99acres.com.

Peoperty agents generally charge a commission which is equivalent to one / one and half month of the rent negotiated with the owner. So try to hassle maximum.

The rent for a house in mumbai typically varies depending upon the area. South Mumbai can be very very expensive. Western suburbs are relatively cheap. However for a decent living one should be willing to shell out minimum INR 10,000 as a rent for approx 250-350 sq ft area in western suburbs like Andheri to Dahisar.

Beyond Dahisar the rates further go down as stations after it do not fall under mumbai jurisdiction  and they are located far away from major business areas.

Most important points - In todays scenario the property market is facing a downturn because of oversupply of flats with very few buyers due to exponential increase in the prices of real estate..however no one is open to say this. This gives an opportunity to the tenant to bargain to the hardest levels.

The best way to reach out to the masses is placing your ad on various online classifieds like quikr mumbai, olx.in, makaan.com, 99acres.com, sulekha.com etc..

In Mumbai,the estate agents rule.It is advisable to reach as many as possible in the area you wish to reside.
Everyone is an agent and everyone wants commissions and sometimes there are many agents who share the pie amongst themselves.

So what you need to do is narrow down to the exact locality or part say Vakola in SantaCruz(East).You need to be strong and negotiate with your agent about the chargeable commissions.They will ask for 1 month equivalent rent for a contract for 11 months.If the contract is scalable to 33 months they will ask for 2 months equivalent.You need to start by asking them to settle for a part of the amount.Give him an excuse that you are pobre.

There are some ways by which you can manage to save on the entire commissions,but more about that later.

You can negotiate better if you have an Indian friend who can negotiate on your behalf & accompany you.

It is necessary to register the contract and the owner of the property is going to insist on that.The expenses for the same are shared by both the parties.

Since you are an Indian i dont think you will face issues dealing with brokers in your area.. they shouldn't be charging you anything as its your flat and you are looking for people to share it.. or rent it..
On such cases they charge the people who take it.. and the best way to deal with these guys in your case is.. tell them you need X no. of people to share your appartment and tell them the amount you need.. tell them you are fine even if they take a higher amount from the tenants.. they will be more than happy and i am sure your work will be done soon..
