New here and hoping to buy a property in Morocco

Hi Everybody,

I am new to Expat and am looking for some advice on finding a notary to help with buying a house near Ouzzazarte.It seems there are no English speaking notaries in Ouzzazate and i may need to do the transaction in Marakesh.I have been in touch with a notary in Marakesh but wonder if anyone know one in Ouzzazarte??

@Sal23 you can take your original documents to any notar in the city that you're in and pay to have your documents translated also with a stamp of approval. You have to show proof of identification like your passport and whatever other information that they ask for

That is what i thought but my moroccan partner has been making some enquiries from notaries in Ouzzazarte and says they will charge more money to put the house in my name as I'm a foreigner.....and that i could put it in his name which would cost less and he would then sign it over to me...which I'm not into at all and makes me wonder about him unless there's something about the property I'm buying that makes it difficult for a foreigner to buy it

Do NOT sign anything over to your Moroccan partner!  You wouldn't do that in the Western World so please think calmly and logically.


Secondly, whether you're British, Canadian, American or any other nationality, please check the website of your respective Embassy who will have a list of notaries/lawyers who speak English.  There's a big list.

Foreigners are allowed to purchase real estate in Morocco, and there are very few restrictions on foreign buyers, although they cannot buy agricultural land. Additionally, there are attractive tax concessions, such as low capital-gains tax, no inheritance tax, and no property tax for the first five years of ownership.

@Sal23 DO NOT SIGH IT OVER! The property owner will be the other person and not you. As @RR said, foreigners can buy real estate, but not agricultural land. UK has a webpage about buying property in Morocco. https://www.gov.uk/guidance/buying-property-in-morocco

Mohave checked all of the lists and  haven’t  a notary in ouarzazate

maybe it would be easier do they transaction in Marakesh

has anyone here bought a house in Morocco and knows if it’s complicated ?
