Are Rent/Lease Rates Rising In Hội An?

In a Hội An FB group I moderate, one particular Cẩm Thanh studio apartment with ensuite toilet/shower, balcony and more was going for ₫5,000,000 VNĐ on March 1st, 2022.


Today, that same landlord posted the same ad, asking ₫7,000,000 VNĐ per month.


I'm seeing a fair amount of foreigners roaming about these days, when I'm closer to ancient town or the beach, so I'm guessing demand may finally be rising again?

Anecdotal evidence lately that long-term rents are dropping in some areas, Cẩm Thanh (Google Maps link) in particular.


One landlord was asking ₫11 million VNĐ for a 3 bedroom house only 2 months ago when we were helping an Aussie couple move into the neighborhood.


Now, both the owner and an agent are asking for 9 on social media, leading me to believe the landlord would probably come down to 8, without the agent.


On the other hand, a 4 bedroom villa in Cẩm An (An Bàng Beach area) is listing for ₫45 million this week.


But there are are a few other recent listings away from the beaches and Ancient Town that are definitely lower than they were on April 1st.


Hotels are doing better than long-term rentals, especially since Vietnamese tourists are a significant part of the transient population here; not just foreigners.


A few of the clubs that cater to younger tourists/nomads and Vietnamese locals are doing ok, but most places that cater to an older crowd are struggling to pull in customers.


Maybe rents will jump again if longer visas are announced on June 24th.
