@Iristabora you won't need a lawyer till the final deed transfer. Your realtor will help you with the whole process. My realtor is Dulce Vita and agent is Laura. she is so helpful and knowlegable.

I went last summer to Punta Cana to meet with my realtor. She took me to the grounds of Macao Hills. Great location as the area has many excursions and sonatas that are very cool. And Family fun land is also very close as well as the Hard Rock Casino. You also have access to the Avalon beach club with shuttle to Macao beach. Beautiful beach.
So I ended up purchasing a 2 bedroom Villa in Phase 2, I didn't get all the extras such an outdoor soaker tub, or the stone facing, and sun shade. I can easily build that myself. it is an extra $45,000.00 US for all the extras. The price for these villas keep going up every year, so it is a good investment. And the payment plan that Avalon offers is great, gives you time to possibly have it paid off at closing.
Mind you, these are not very large homes, but they are modern and very nicely designed. The bigger the house, the more to clean. This villa is perfect for us.

@ddmcghee Avalon is a major player in this field, they are reportable and well represented by many realtors in the DR. When purchasing from them, you get all contacts and actually meet with the builders at their Punta Cana offices. Get yourself a good realtor in the DR that has a great track record. Be honest with them and you get the same back.

completion 2/27 . i am just little concerned in the long timeframe and building materials getting higher and all the other stuff i might be forgetting to add to the contract.
please help if you have any details what needs to be added in contract and who is a good laywer

@Hennyud359 if construction has not started you can expect the timeline to be 3-4 years to complete a project. so 2/27 sounds optimistic. figure sometime in late 2027 to 2028 for it to be done.
the contact will be in spanish, but make sure it is translated (On the same page) into your native language. a local real estate attorney should be reviewing the contact for you. it should spell out the payment plan / timing. it is important that payments be tired directly to building milestones. for example X% when the foundation is done, X% when the first floor is completed, X% for the second floor being completed, X% when the roof is completed, X% when interior floors are done, etc.
contract should include penalties for late delivery along with the builders force majeure statements.
contact should include language about the price escalation when it is completed and the limits as to how much it can go up in price.
also check completed projects by the builder in person to see how they have held up over time.
any extras like a furniture package should also spell out exactly what is included in the package.

hello. just curious if you ever signed the contract. we have entered into negotiation for phase 3. when we received the contract, it stated a title that does not belong to development area. developer provided 3 different titles, which non agreed to what was stated on contract. they subsequently mentioned they had yet to acquire the land.
separately, they stated on contract the 1 year warranty for claims. Our lawyer advised that DR law is 5 years and provided the article number. they have yet to respond.
lastly, did you happen to have concerns with their indotel certificate?

hi - did you ever proceed with contract? we have made deposit for phase 3, however we are yet to sign contract over concerns that they have yet to own/purchase/own title of the land. did you have any reservations about this?
@@paradiselife Did you ever get to invest in Macao Hills? we are considering phase 3, but have reservations as they do not own the land/have title to it. in the draft contract, they made reference to a totally different land/title which raised concerns. also, did you ever inquire about their Indotel certificate?

I’m from Canada and I did pay my deposit for a 2 bedroom villa. I’m very hesitant to contribute any more money because I contacted the agent to see when phase 1 and phase 2 will be completed.
He mentioned phase 1 will be completed in December of 2025. I can’t see that happening because from what I read in this thread, they haven’t even started digging. I’m heading to the DR in November to visit some family so I’m going to go to the site. Has anyone been to Macao Hills? I hope this is legit.

Good morning, yes it's legit they started to build the gate last week. I bought in phase 3 it suppose to be deliverer December 2027.
Put in mind that almost all of the new constructions in DR are delayed due to many factors ( labor, materiels, permits ect...) so expect a delay. ⁸

Question: Anyone from Canada having issues transferring funds to the DR. I tried with my bank which is TD Canada trust. They make it so complicated. How would you transfer such a large amount of money.
Someone recommended an app called Remitly. Not sure if we can transfer a large amount of money with that app. Can someone comment please. Thanks.

They have a us bank account with chase bank where you can send the money .and you can use zelle for your monthly payments.

It should NOT be complicated IF YOU have the correct DR banking info... Desjardins out of QC takes 48 hours, bank to bank, did it 3 times the past 2 months ZERO issues...

I went to my bank to do a money transfer and they made it so complicated so I was looking for a better way to send money. What would it be called if I wanted to do it from the TD Canada Trust? Seems that they don't understand how to send money to the DR.

I don't understand how someone can buy in phase 3 when phase 1 construction is years behind. That's what I understand is going on. Can someone confirm this please!

If anyone can share their input it would be a big help.
Looks like they have started on a model unit and the front gate. That is a long way from completed phase 1 and 2.
Then again they had to buy the land, get permits do drawings etc.
i am told phase 3 will be completed in late 2027, early 2028.
I would like to hear what people in the group think. Too bad the payment schedule is not tied to construction milestones.
Can anyone give me examples of projects the developer Avalon has actually completed?
I know many people are buying pre construction and everything seems great with Macao Hills. It would just be nice to see some more action on the site….
Seems like the company has a good track record and the property is represented by numerous realtors. They want 60% during construction and 40% at delivery. I was in Punta Cana and there are many developments being built under the same terms. I don’t know why my realtor would steer me towards a problem when she could just as easily sell me a different property that is ready to go?
