Saw your post… I plan to live at Macao Hills with my wife. I am planning to reserve a unit any day now. Hope you are well, Happy New Year!!! Would you please share with me what the cost was for an attorney and what it is that they did for you?

If phase 1 just started I guess phase 3 to be finished around 2030 or later. Many realtors representing this project means they will get a good bonus that you will pay. When they expect you to start payments before phase 2 or 3 are even started it might be used to finance other projects. Don’t expect any penalties for delays paid by the builder. These are just a few warnings, you will need a lot of patience with these pre-con projects.

Seems like all of the owners hired their own separate attorneys to do due diligence.


If an attorney checks it out and gives the go ahead do you think that means that the project will eventually be built as described?

No. You can only count on what is stipulated in the contract. If it's not specifically covered then it can change.

The 3D “impression” photos are a great way to sell these projects. Although it may look pretty similar when finished they will use cheaper materials when possible and residencial amenities like pool, social area and landscaping are often last on the list.

Hi there! We are in the process of a contract signing to buy 2 bedroom property at Macao Hills. The legal assistant from Avalon has sent us an agreement, but “the owner’s - vendor’s name is not Avalon, it is a different company and the representative is an American citizen. We requested for the validation of the authority of this person to sign a contract on behalf of Avalon and clarify their legal relationship with Avalon.

Did anyone have an experience with this? Thanks.

Can you explain your comment further about builder not paying penalties for late delivery.  They SHOULD if it is in the contract.  Do you know of a loophole?

Usually there are exceptions in the contract for the builders delays; weather (rain), availability of labour, shortage of materials etc. They will bring any of these up when needed. How do you prove that is not the case? You could go to court and it may take years and a lot of money and the builders know it.

Some things that are common in the DR: projects have delays, people don’t like to pay money back and people will promise anything but not hold their word. I bet there are a lot more unfulfilled promises than people paid for delays.

Building a house here is not paradise, it may be when all is done but you need a long breath to get there.
