we will see . The lawyer want all the children's and wives of children passports marraige certificates dates of marriage dates of birth maiden names .. luckily for my dad who emailed me in Bulgaria that I always carry our marriage certificate and Michelle's birth certificate on paper and scanned to my phone .. Christ I thought Bulgaria was bad . Omg France is even worse ..  weird thing is they didn't supply all that info when they bought the property .. the world moves in mysterious ways that's fit sure .. if you even tried to understand it would drive you mad ... No wonder people have mental health issues lol

The Bulgarian property boom has definitely arrived in Samokov !  I been asked 3 times this week if I would sell my house and all were Bulgarians oh and 1 from UK just before Xmas ...  I'd be tempted but nothing for sale up here and a need a ski home .

That's probably because of French Inheritance Laws. Kids automatically Inherit and yes, you're right, France is a nightmare. Despite the amount of bureaucracy here, they're really very bad at it. Don't EVER give them originals, you'll never see them again. If you have to send anything away, or to produce any documents, always have several copies to hand. They're notorious for losing things, or they swear blind they've never received them. I have to apply for my 2024 Visa within the next month and I haven't even got my 2023 one yet. Thankfully I've managed to get an extension to travel to Bulgaria next month, otherwise I would be up the proverbial creek. Good luck with it all. I hope it goes well. 🙏

Nailed it there Phil. Same round here mate all the empty gaffs were bought by the Bulgarians when I was on my sabbatical. Most of them are done up nice and proper now.


I think theres three empty houses owned by expats noones seen sight or sound of them for years. They havent paid their danak and the mayor is pushing to get them auctioned off. I might have a punt myself.


About time Bulgaria gets its dues I reckon. If you cant cough up your danak then its only right the houses get a new owner who coughs up for this country.

Yes the house tax is one of those things that you can't pay online ..  it's easy in Byala coz the lady there speaks English there but Samokov is a different ball game ... Difficult!  And it's that time again isn't it lol

Same as the Russians not paying their service charges

Because they only spend two weeks a year in BG..yet always send holidaymakers.

Most only give one key..and expect me to keep opening the fron door....no way mate..if you live here

In the cities they build new apartments which are sold before the building starts then sold again at a higher price when ACT 16 comes.

In the villages there arent so many houses for sale now because less people need to move away.

I am not an expert but prices won't decrease if noone is desperate to sell in the villages now. Maybe it s not a bubble because the economy in Bulgaria is very strong nowadays and the country has almost no foreign debt like the other countries in EU

I think that's correct. Bulgaria's economy is better on a number of indications than many other EU countries. And now work from home is possible in many jobs, younger people who left the village for the city are moving back and renovating the old family house. Several families in my village moved away but when they had children wanted them to grow up in the village rather than in town so returned. The village probably won't ever return to the size it once was, but I hope the population is now slowly growing rather than shrinking.


My feeling is that prices will stabilise, but won't fall significantly.
