Prep for buying a condo in Punta Cana

Hi,

I am looking for buying a condo by the end of 2024 and i need help with the following questions:

—how to find a good accredited real estate agent in Punta Cana? What services do they do?

- What residential areas/resorts are good in Punta Cana and what areas to stay away from? i am looking for a condo within 500 m from beach, bordered by Avenida Francia at north and C. Buganvilla at south.

- Do i need a laywer? How do i find a good one? what services do they provide?

- Who searches the condo title to make sure it is clean and seller is the owner that can sell the condo?

- shall i buy a condo with Private beach or is it easy to get a palapa at the public beach?

- Who manages my condo if i rent it out? How much they ask for and what services they provide (find short term renters, fix broken things, clean condo daily and change towels, reception desk in resort, transfer from and to airport)?

- How do they provide the profit from rent to me? I assume i need something formal to use for tax return

- How do i transfer canadian money to pay for the condo?

Welcome to the forums.  So  there is a  lot of info on the forums about buying real estate here.  I would recommend you start reading for the basics.


Yes its critical you get a good lawyer!  You cannot do this alone or count on the sellers lawyer!


Accredited realtors -  there is no formal accreditation here. Look for recommendations.


There are NO private beaches here. Under law all are public beaches.

Find a realtor byword of mouth.


Areas. - depends what you like.  I don't know your taste


Lawyer - absolutely!  Your own not the sellers. They handle title search


There is no legal private beach here.


Condo manager - up to you. Get referrals near where you end up.  Realtors and lawyers often know good ones.


You will need acct services. How you report in Canada is up to you as is how you receive $$.
