RE/MAX can we trust them?

Hi everyone,

I’m a French Canadian who would like to buy a new property to go in RD for winter time. It’s really hard to trust anybody when it’s time to spend 150 000$ or more for a new house or condo and the project we really don’t know about it. There are horror stories that I want to avoid and I don't want to be fooled. By going through the RE/MAX representatives, can we have more confidence than in others that we don't know at all and when we live thousands of kilometers away it's really not easy not to be fooled? . how to suggest a purchase in the DR, I read that some take lawyers to ensure that all the papers are in order yet how to trust a lawyer that you have never seen.

UncleBuck

It all depends on where you are looking.  Realtors are not licensed or regulated, so you absolutely need a referral from someone you trust.  Realty is one if the easiest ways to get scammed, so go slow, and always always always get a referral, for a lawyer as well, from somebody you trust that has also used them.

Welcome to the forums. I absolutely agree with the advice above.

Real estate and agents are unregulated.  Being a Relax agent does not guarantee any standards you may be used to.

A good lawyer is critical.  Get referrals and check them out yourself. That applies to all professions here. Frankly to everything. 😉

colmcb

Totally agree with UncleBuck and Planner. What area are you looking at? Maybe someone on here can refer you to someone

We are in the process of selling a condo in the Cabarete area. Our agent is a Canadian, working with the Century 21 office and we have a notary recommended by our Property Manager.  We did have the 'luxury' of meeting all these people face-to-face but now everything is being directed from Canada.

frankrancourt2

@UncleBuck thanks. I know the best it's knowing someone who used a good lawyer or seller and they were super satisfied but when you know someone who bought in the DR it becomes more complicated

frankrancourt2

@planner thanks but it is hard to find I don't know anyone who has bought or used lawyers or brokers that is why when I saw that forum I take a chance

frankrancourt2

@colmcb thanks that is the reason I take a chance to talk here maybe to have some advise. I’m looking to buy a 2 bedrooms I find some at the price I like with different brokers but don’t want to give them money before I’ll be sure I will d the good way

frankrancourt2

@tomwaltens what is he doing is it a broker or a lawyer

@frankrancourt2

Not sure if you read this already, sorry if its a repeat.   Yes, no broker is licensed, and some are made to sell you anything/born for selling.  Therefore if something goes wrong, nobody can be blamed.  All of us here are sharing our help so you dont repeat mistakes what we might have done.

Please consider coming down here and rent something for awhile.  Try out the area, find some people you can learn to trust.  There are alot of French Canadians here and I am sure they will be glad to help you.

Hello I understand. We live in Miami I am cuban and my wife is from the Dominican republic but raised in the States. We visited the weekend of February 16 and looked at properties, you have to know in what area to purchase and which builder to use. We are more than happy to offer guidance and contacts. We dealt with Re-max. Thankfully we have friends there that know how things are  done. Also did due diligence. If interested let me know and we can chat. Raul

frankrancourt2

@CATYRAUL thanks for your offert I realy appreciate it. In the moment I read a lot and I’m realy confused with everything. The best way I think it will be to wait next winter go to RD for 4 or 5 month to see the life there and see project directly on the spot and made some contact.

@frankrancourt2

Hello Frankrancourt2, definitely you must visit and take a look at the properties by yourselves. Let us know if you need more information and we gladly share it with you, then you can decide. Best regards

Also we purchased in a project that has all the requirements we need as we want  the property for investment and to use it a couple of months a year when we retired. Kids will be going to college soon and we still need some years before we retire.

frankrancourt2

@CATYRAUL I took pre-retirement in 2002 and I couldn't stay with us so I decided to leave a scuba diving center that I had for 10 years and after that I officially retired. I had a mobile home in Florida but it cost us$1000 per month just for the land and services. I got rid of this house at a loss but no big deal. I'm a golfer too and that's why I'm looking at DR. I just celebrated my 60th birthday and I can't wait too long to find something. I have to go to Portugal next winter for 4 months but I'm not sure I'll go there anymore because I'll maybe go to the DR for 4 or 5 months to see how it's going to go, create contacts and see the projects in person . It's really not easy to buy with complete peace of mind in the DR, really not Florida.
