Can non-Saudi nationals buy a property in KSA?

Hello All,


Just wanted to understand the regulations around buying a property in KSA. Can an expat/non-saudi person buy a property? Can they participate in an off-plan investment? I’ve been told they can’t unless they have a Saudi sponsor. So I would like to understand a little more about what that means. Any insight would be great.

You chose the real estate.  Make a contract at an official real estate office . And from absher you apply

You will have to obtain approval from MOI through Absher. If it is a purchase via installment then you would need a local guarantor, most likely. If you have the funds ready then just the MOI permit. I am a legal counsel.

Ma'am. 1) Yes you can buy. 2)  It's not that simple as if 1+1=2 . 3) You have to take approval from the governorate, which now is very much simplified, before, it used to take a long time. 4) If your purpose is investment, then you have to go Big, properties no less than 4 million Riyals. 5) If for your own residence, it's still a best investment. 6) Mind it, you are only allowed to buy property for your own residence. You can't let it out on rent and benefit from it. NO. 7) Except if it's more than 4 Million Saudi Riyals. 8) in the Old days, this was 20 or I think 30 Million Saudi Riyals to be considered as investor and profiting out of it. 9) Buy small property which in need, sells fast  10) Don't go for anything beyond 2 bed apartment.

As others mentioned, you can buy but the process is complex.  Secondly, I wouldn't advise it on a normal yearly Iqama as if you lose your job and have to leave, you will have to do a forced sale of the property i.e. take losses.   If you have premium residency, the process is simple and less risky.

@XTang What is the process if you have the premium residency? Can you put your property out for rent under the premium residency or is it only for your own residence?

Thanks for comment. Renting while having PR is interesting for me. Can you help understand this further? I tried to find this specific point but couldn’t get  hold of an official statement/document.

Yes, it is allowed for companies and investors who have the privileged residency granted to investors, businessmen and businesswomen, but without that, it is better if it is with a citizen and a trustworthy person. You can obtain ownership of a property, and if you want help with that, contact me by private message.
