Macao Hills - Avalon

Hello! My family and I are looking to purchase a unit called Macao Hills. We made the deposit already, though we wanted to know if it was legit. Has anyone had experience with pre-construction villas specifically from Macao Hills and/or Avalon? Thank you.

@avioneez i bought phase two they seem good i bet with the builder also got my contract reviewed by an attorney  they have already started construction too

@Scacaba Not yet, still going over the contract with our lawyer. I have my suspicions because it took them an awful while to put the contract together.. I will provide an update.

I bought at phase 3 almost a year ago, you can trust them. the only issue is the delivery date is Dec 2027. if that works for you go ahead and proceed.

@avioneez thanks. We are thinking  we may need to forfeit our 1K reserve. They placed a title number on our contract which it did correspond to phase 3 location. After they provided 3 different titles, they informed us they had yet to purchase the land but were trying to raise capital. We have overall concerns on the timing of when project would be delivered as they have yet to purchase and have legal claim to the land.

@amrkadry78 thanks for responding.  did your lawyer make you aware that they do not have title, and are yet to purchase the land? Our lawyer expressed concerns about this, and the fact that title referenced on contract was of another property. It wasn’t until our lawyer did title checks and we went back and forth that they communicated this. I’m sure they will eventually obtain, but it did raise concerns for us on the timing of delivery, and whether price would inherently increase due to market fluctuations. We really liked the location and the layout, but at the end thought too much risk on the side of buyer. We currently have 4 business days before we lose our reserve fee.  Just curious if this was of concern to you or your lawyer?

@Scacaba they bought the land for Macao hills 3 I got  a copy of the contract they bought the land with.

they got a loan from the bank to get it which is normal. at your personal contract it should be written that at the time of delivery the property will be free of any loans.

yes you are right the price increased and it will keep going up . the lot size are really big so you can't beat that.

Avalon are doing good job with their other projects such as echo Avalon, and cap Avalon also the builder is Morales construction you can go and check their work and finishes in other completed projects such as Carsqui view Macao.

@amrkadry78 did they purchase this week?  I have an email from Tuesday confirming that they have not .  Weird they have not told me that nor given me evidence.  Will reach out to their lawyer as they just confirmed in writing they have yet to buy.

@amrkadry78  correction.  As of 10/7 the legal team confirmed that purchase of land was still in progress.  Did they acquire subsequently?

@Scacaba i got this info last week, also there is a group on FB Macao hills development owners you can join it and see all the updates from the owners.

@Scacaba  also you know what you can contact their office in TX and make sure. the office manger named Amin Ali.

that's the office from where your gonna get all your stamped receipts.

@amrkadry78  we have been dealing with Elaine F. Lawyer on Avalon side which last confirmed they were still working on obtaining title.

@amrkadry78 just curious.  Was the document they shared with you dated 8/26/24?  Because they originally shared with us a stamped document with that same reference per your note.  And when lawyer inquired it was just an “option” to buy.  That’s what started the entire inquiry on our end.  That they did provide “evidence”… which resulted in 10/7 that they have yet to own.


i reached out to their office today after information you provided,  to confirm if they were able to purchase but no response as of yet

@Scacaba i got this from my real estate agent on 10/02/24. she told me that we  should be fine. but anyways i don't care much  about that issue as long as i have the contract in which i add if they won't be able to provide my unit title by the delivery date and that the unit is free of any loans will get my money back + a percentage of the unit price.

@avioneez yes it's legit I purchased a villa with another builder and a 1/1 with Macao Hill paid my down payment and now doing my monthly payments starting Oct 29th. To feel better meet your agent over there or deal with the builders directly.
