I was wondering what the laws says.


basically I have my apartment that is registered with financas etc. I am planning on renting another room/ studio/T0 with a different landlord. It is not a big deal if the new lease  not going to be registered.( because I have heard many landlords do not register but all’s well if they register)


question: can I have 2 leases registered with financas or will it nullify my 1st rental contract already registered with financas?


by not registering the second lease if that is the case, am I breaking any laws or is it just the landlord who is breaking the law? Just curious.

You can have as many leases as you want, as long as you pay for them...


In the case of an illegal lease, your rights as a tenant are not protected and the landlord commits the tax crime of tax evasion.

Thank you for your reply. I do have a follow up question on: my rights as a tenant are not protected thing.


  1. assuming there is a caucao paid, i cannot claim it back it the landlord does not give it back? right?
  2. if there is no lease signed, then can the landlord claim damages once I  give up the place? not that I will damage intentionally but you hear all these cases of landlords fabricating false accusations against tenants. correct?
  3. I really need a second place due to my personal circumstances but this is the third place I have checked out and the all these landlords want cash and no records. so I am just being prudent before I jump in.

please share your thoughts on this.

It all depends on the relationship between tenant and landlord. If it's good, and each of them behaves correctly towards the other, there are no problems. It's all a question of luck.
