Purchasing village house in the Bulgaria

Hi all on the forum,

As we are fairly new to the forum we are looking for information as we are relocating to Bulgaria from the UK, as a retired couple who are UK nationals.'

One of the avenues we are researching is re-prosed houses does anyone know the pros and cons of buying this way.

As you may be aware as we are both retirees we can purchase a house and apply for our Bulgarian pension D visa.

As an experience Carpenter/Joiner/Builder we are looking for our next challenge, we are looking for a village house in the country as a permanent place to live with land.

Any thoughts on good areas to settle in North East Bulgaria with expat communities as we do not speak any Bulgarian

Andy, "re-prosed houses"? Do you mean repossessed houses? Other forum members will know far more about this than me, so @JimJ and others may give you more useful advice.


I believe these are usually sold at auction, and there are a few issues to watch out for, like making more sure you're buying the entire property not just a part share. It's also it's important to be aware that when you buy a property you're also buying any debts associated with it, so unpaid mortgages, secured loans, bills, council tax etc become the buyers responsibility. I'm sure there are bargains to be found, but a repossessed property may end up being a more expensive buy than expected! Also, you'll need to have a Bulgarian company set up before you buy, a requirement for a non-EU citizen to own a property with land (the company owns the property, not you as an individual).


Our village house is in the North-East near General Toshevo, and though there are a few expats from various other countries scattered around, there's definitely not an expat community as such. The older Bulgarians speak very little English, younger people generally speak some. I'm doing my best to learn Bulgarian. The areas near Veliko Tarnovo, Elhovo, and the south coast have a far higher percentage of Brits and more of an expat community thing going on.
