Anyway, if you are looking for some place to live that doesn't have the urban environment but close enough for commuting, you'll need to continue your search around the "suburbs".  Try going south in the marshlands of Bình Chánh or Nhà Bè districts.

Those areas now have gone up to a very high level per sqmt, my lady deals in property at the bank so she keeps track of whats going on. Its just a case of being in the right place at the right time.

That's too bad.  You're in a tough spot then.  I'm not a big fan of metropolis living either.

Actually, this situation will depends on where the registration of your marriage. If you are foreigner and your wife is Vietnamese and the registration place is in Vietnam, both of you have to obey the Vietnam marriage laws. Follow that, the assets, loans (if any) will be separated to both parties if divorced (included property). However, this is general regulations. In case, you have an other agreement with your wife (should have a witness for it), the law will base on this agreement or you prove the property just come from your own income/ fun, you will got it 100%. 
Mean that, in the worst situation, you just lost 50% of your fun.

i'm pretty sure even if the law is passed for expats with more than 3months visa to be able to purchase property, it will be strictly be for apartments or condos, not landed properties.

Thank you for your reply. Was a bit busy missed it. I do have one more question. I understand property its to be divided 50%-50% in a divorce.
How about if she has a 100% ownership of a company. Its this to subjected be divided as other properties as mention earlier?

Kool, you can buy apartments now, have been able to for years. The new law is about buying houses and land, but you never own the land as the state owns it all.

It depends on the time for running the company. If your wife operated her own company before getting married with you, this is belong to her 100%. In case, if it operated after marriage, you have a chance to get back your fun as well as the profit of this company.
However, i think, you should ask lawyer to help you in this situation. One more thing, when you ask the court to separate the asset, you have to pay the fee (it's worthy countable). Better way, you should negotiate with your wife.

That's right.  When "buying", you're just leasing "the right to occupy" the land for 50 years.

The problem now is not about getting Expats or foreigners to buy apartments or lands. The problem is, there are just still too many red tapes and land prices being over valued. Even Oversea Vietnamese have problems buying land here, let alone expats.

The government should make it clear and have just one specific department handle the procedures instead of having potential buyers running back and forth between different ministries.

Studies have already shown that only just a portion of Expats and Oversea Vietnamese actually purchased land, however its just a disparity because most other expats did indeed purchased land but under their local spouse name.

I think its a good time the government and state enterprises sit back and look at whats going on at the moment and figure it out.

Even if the state passes the bill for expats to 'buy' landed property, its not going to do much in the long term.

But lets not get too political on this subject. Afterall, we are all expats, its up to the state to see fit how it wants to turn out.

And yes, all land in Vietnam belongs to the state. :)

No. All land belong to the PEOPLE, but the State administer the allocation for use of the land.

and the state adminster has the right to take it back on reasonable grounds and that the tenant consents and is 'reasonably' compensated according to the law :)

Don't dream too much that you can buy land under your name and get a permanent possession certificate! Of course you can lease for a long term unless there no 'development' in that area. I am against buying land under your beloved ones' name too! Already we know that some of our expats cannot sleep well nowadays. I suggest you think, think and think :D
