what areas to live in there, and what apartment websites, managers to be referred to.

BTW, I've read your two posts on this thread but haven't read Mike's. Anyway, I was in a similar situation as yourself and have taken 4 years in Thailand, with the last in Chiang Mai, to figure it out. I'm 63, American and taught English here until I was secure financially enough to retire and move to Chiang Mai. I spent my first 3 years in Thailand living on Type O Business visas, which are a shade better than tourist visas, but both require numerous renewals out of the country. That means you have to physically leave Thailand (Burma, Laos are the closest foreign countries with a Thai embassy). I now have a retirement visa which is good for a year and then renewable at the immigration office here in Chiang Mai. Believe me when I tell you what a relief that is.
Secondly, I don't know if you prefer road or mountain biking. I enjoy mountain biking and highly recommend this Website as a resource for offroad trail riding around Chiang Mai: http://chiangmaibiking.wordpress.com/au … asknierim/ It refers to Chiang Mai Mountain Biking which runs totally free weekly bike rides. It also offers an email service that you can subscribe to that sends you info on the next week's ride (on Sat.). The skill level required for each ride varies but the organizer (Thomas Knierim) is a pro and the info on the site and in the newsletter gives you a fair idea how difficult the ride will be (this week's ride has a technical level of medium to difficult).
Lastly, about where to live and apt. Web sites. I based my initial requirement on a first class gym, which is hard to find. The best one in Chiang Mai, IMFHO, i is Fitness Thailand (a year's membership is 7500 baht). It is also within walking distance of many western style and, more affordable, Thai style apartments. I lived for almost a year in a Thai style apartment building (Huay Kaew Place) and paid 4500/month for a very small one-room apt., with a fridge, microwave, air-con. The minimum price is 3500 for air-con only. I have lived for the last month in a large (15 floors) condo building called Srithana Condo 2. I am paying 8000/mo. for a much larger (57 sq. meter) apartment, which also includes a tub and shower and room for two TVs (I own one). Each of the condos are furnished to the owner's taste but I've found they expect to provide all the furnishings, even if you buy instead of rent. In other words, there's no such thing as an unfurnished apt. here it seems. Srithana Condo 2 is also just a step from the Kad Suan Kaew mall, which is a large Western style mall that includes a Tops supermarket that will fulfill your wildest dreams of what a supermarket should be like (e.g;., including beer from the oldest active brewery in the world-Weihenstephan-which has been in operation since 1045 A.D., I kid you not). There are also clubs, restaurants and bars nearby, including a Beer Republic which, in addition to having a ton of Western brews (which is another rarity everywhere else in the city) has an excellent Thai and Western menu. The specific area I'm talking about is called Nimman and is just outside and north and west of the old city. It's bounded by Huay Kaew Road on the north and Nimmanahaeminda Road on the west (on google maps it's at https://www.google.com/maps/place/Nimma … bf81e2b035) If you zoom out a bit you'll see Central Dept. Store which is in the Kad Suan Kaew mall. You'll also see computer plaza where Fitness Thailand is located. Lastly, the area is a short taxi ride from the Night Bazaar and Tha Phae Gate, the other major night spots in the city but I don't believe you'll want to live in those areas, unless you're looking at emulating the tourist and backpacker set.

we are still working on retirement visa for me and dependent for my wife , setting up bank accounts ect. my 2 pensions give plenty to live on and then some . looking for a good place to live apt or house. where i get more bang for my buck . we are starting to make a total new life. so as living anywhere, and starting over all is needed lol advise on good place to live. we are in phuket now but willing to move
You got the right idea, man! A fixed income in US dollars is wonderful, here. My only advice is to consider parts of Thailand that aren't Phuket. Phuket is so touristy, people will try to rip you off a lot, and double price structures are common. If you went to a nice island or town that wasn't so (relatively) expensive and paid Thai prices, you could live like a king on the average US Social Security check.
For an expat with a fixed income? Try Chiang Mai! It's nice, reasonably cheap, and full of expats. The only reason I never lived there is that competition for teaching jobs is high and salaries are low. I don't love Bangkok, compared to other parts of the country, but this is where things can happen for me . . I'm younger, and still not financially secure, although I have a decent teaching career. As you might have read, I'm starting a teacher training program for a Thai university now, so I have to be based in Bangkok.
You might also like the mid-north, like Nong Khai. It's right across the river from Laos, too, so you can get the best of both countries. Or, if you want an Island, there's Ko Chang, Ko Tao, and Ko Samet. All better places to live, in my opinion, then Phuket.

thanks nate for the info. with the 2 pensions both mine, i do about 54k yearly and my wife is younger and from russia so its a bit of a struggle to get all the documents ect thanks for the tip i like Chiang Mai, and ill look in to Nong Khai would not mind going to Laos as well .

I lived and taught at a private school in Vientiene, the capital of Laos (right across the river from Nong Khai) for 8 months, from Nov 2013-May 2014. Cheap cigarettes and drugs, expensive everything else, most people went over the bridge to Thailand for any real shopping. But Laos has it's charms, and being colonized by the French taught them about bread and cheese. I've even had pastrami and turkey in Laos. Never seen those in Thailand.
Rural Thailand (Isaan) is where stuff is cheapest, but you won't make too many friends unless you speak some Thai! And it's harder to find what you want. I usually stayed in central Thailand (Lopburi, Nakhon Pathom), close enough to Bangkok that I could find everything I could have in the US. Usually much cheaper.

From Phuket, you might as well fly . . .it's a little more expensive, but domestic flights here are so cheap that an hour on a plane definitely beats a 12 hour bus ride for a difference of about $25 a person. A couple weeks ago, I flew here from Surat Thani for 1750 baht, with 5 bags. You'd fly into Don Muang, which is right near my apartment.
