Getting a mortgage in Italy

Hi,

I happen to live in Italy since 2008 and was so fortunate to be able to buy a house without needing a mortgage. But now we frequently get questions from Dutch friends who would like to buy a second home for vacation only in Italy but cannot get a mortgage. It seems that many (all?) Italian banks require you to have permanent residence in Italy for at least two years before you can get it. This would virtually block all potential buyers from being able to buy a holiday home here . Anyone with recent counter examples, with which bank?

Have some banks , that provide it .
the only problem is the percentage of the income , used  by  Italian banks :)
They use only the 30% of net icome - from your tax office , income tax return-
The standard calculation is  30% of the net income - splitted on 12 monts - decreased by monthly paymentes as mortgages- car loan- equity loan - NOTE - non bills, living expense .. and so on -
The remaining  income monthly amount , figure the bigger mortage installment ,
that client can pay - to have mortgage
