Looking for Reliable Second Market Agents in Makati, Manlia

Hello guys,

I am planning to buy a condo / apartment in Makati.

In fact, I want to go second market or brand new from developers, which allows me to collect rent immediately, but not those pre-sales. I notice that there are no real estate agency shops on the street when I went there last time, it's a bit weird to me. Those approaching me are agents selling developers' new projects.

Anyone have reliable agents for second market to recommend? I will be there next week in manila.
Any hints / traps i need to be notice of ? Thanks a lot for your help!

Buying new or used property in Manila is a minefield. You should spend sometime renting first and look for well serviced condos that have all the conveniences and retail close by as Manila traffic jams can be a nightmare. There are many well known developers,  my favourite is Ayala as they have been doing it for years and I think they will manage the renting for you.Where as other developers  use a third party to manage the buildinG and rentals, not recommended in my opinion. Alot of people buy apartments off plan, only do this kind of purchase with a reputable developer. If your thinking of buying a resale apartment check the Deed of Sale  particulars and Title.

Agree with dinky, be careful and remember condos have a limited life span. Google is my best friend and I attach a couple of links if that is ok with the moderators.

OLX is an interesting site and while at times can be frustrating, if one searches with different variations of wording you will find more listings.

Good luck and remember due diligence.

Cheers, Steve.

I'd highly suggest you speak with an expert.

I have a guy I use, who's really good. He's an author and financial planner here in Makati. His name is Fitz Villafuerte.

If you want, I can introduce you to him if that would helpful?
