Living in Pattaya in 30's as an expat

Hi I am considering moving to Pattaya to live. I am in my 30's, but still very young at heart.
I'm wondering how many other 30 something professionals are actually living in Pattaya? I like to meet like-minded people in the tech space.
I've been to most places in Thailand and I feel Pattaya is hard to beat, nice beach, a decent city, nightlife, and is relatively cheap.

However, if I move there I'll probably set up a board game cafe-style business for people to come to drink and play games. Wondering if this is the right place?
Phuket is a contender but its quite a bit smaller.

I would also look at buying a condo as it looks pretty cheap.
But coming back to my original question is this the right place for a 30 something professional male who likes to meet like-minded people?

You can forget about the idea:  "I'll probably set up a board game cafe-style business for people to come to drink and play games," if you're thinking about opening the place in your name. That kind of place will most likely be included in the category prohibited for foreigners.

You will not be allowed to do "any work" in the bar, you'll need Thai employees. It's more money involved in opening a bar in Thailand than you think. That means a lot of money to lose if it goes sideways.  It happens all the time. At the moment with so few tourists in Pattaya because of the pandemic, opening a bar as a foreigner isn't a very good idea. It "might" be better having a trustworthy gf/wife/business partner (if you can find one of those) that has a bar license and the rest of the papers needed.

been thinking of the same thing Restaurant/bar/ backgammon  only I know as an expat I cannot do it , but my Thai wife of 15 years can and we are actively looking for a good location
