Tourism has increased whether you want to credit covid relief, more people from other tourist areas(Mexico) and many people from Venezuela, Columbia, and Europe visiting. Flights to DR have been very expensive and have not come down for slow season.

Yeah I think it will , a lot of people placed these bookings last year , they haven’t sign up in the last 4-5 weeks to go on a trip , let’s see what happens when they start to reposition there 401ks after dropping 15-20% and find out there pension dollars aren’t going as far as they would like especially when it costs $100 to fill your gas tank ,

Time will tell. We are having the best shoulder season ever in tourism and bookings are way up.  These bookings are not from last year. I think there is a new attitude these days.

I will say that prices are climbing, exorbitant - in some cases yes, generally not yet.

In addition, investors now buying real estate in the Dominican Republic is easier than in many other countries. After all, since the middle of 2021, construction prices have increased statistically by 120%, and real estate prices in the world market by 30%. That's why I picked up on it in my time and bought real estate here. The only thing I've been spending on lately is renovating my new house and using the services of [link moderated]. This company helped me pick up and implement the whole Brazilian-style house.

@RockyM Please share and elaborate why selling is one of the happiest moments. Because, initially I was considering buying in Santo Domingo and we went to check it out twice as we had our eyes on some apts. but, once we got there we realized that  we are not city or apt. folks and the hustle from the city people was also discouraging 😆. We are now planning on going all in and buying a home In the north coast.  I currently live in Bonsall, California a suburb of San Diego. My issue so far is finding a layout that makes sense to me in my budget.   Im looking for a safe zone for my 27yr old, 16yr old daughters and myself, a new less costly, less stress, more active, and healthy lifestyle. Thank you in advance.     If anyone has recommendations on properties for sale in the North coast please share link to websites or photos of any.

Yes, if you are looking for a less stressful lifestyle then Santo Domingo is NOT for you. 

The north coast is lovely - many beautiful areas. I lived on the north coast a total of  8 years!   There are pockets that are damn expensive and other areas where its more realistic!  Go visit and take a look!

Well, we owned rental property in LT. We didn't really make much money on it and it tested our nerves a number of times. Property management in DR is a challenge. Many on this board have suggested the same. In our case we were happy to buy it and happy to sell it. The in between certainly had its ups and downs.

Good point Rocky. I happen to have found a gift from above with my Property Manager! She is a on top of everything from rent collections to evictions to legal letters. Truly happy with the work she does for me every month on my rentals. If anyone is looking for one DM me. I used to have headaches dealing with things from the states but thanks to her it is smooth sailing! I have had her for over 5 years now thanks to my regular Airbnb guy who recommended her to me. Very professional speaks enough English to help me when I forget my Spanish lol.

@planner I sent my daughter last month we will be traveling to the North coast in October.  I really hope we find a home on this trip.     
If you or anyone has recommendations on the not so expensive yet good areas to look for  purchase please let me know, as well as a good High School.  My daughter doesn't  speak Spanish but understands some.  We will also be needing to rent a villa october 18th through Thanksgiving maybe longer in the North Coast.

We've worked with Palmera Rentals and they're by far one of the best property management companies in DR right now, very responsible, trustworthy and honest. They manage properties all over the country in the best destinations, like Punta Cana, Las Terrenas, Santo Domingo, Casa de Campo and so on. They do amazing work for owners, always staying on top of maintenance, safeguarding the properties with rigorous inventory. They take care of the bills, staff, cleaning, pretty much everything, and send monthly reports on the amount of reservations, income and expenses, so you know what's going on with your investment. We've also used them from the guest perspective and their service is impeccable. Excellent customer service, attention to detail.  Great prices and great properties.
They even offer assistence with private chefs, excursions and everything you could think of for a great vacation which is definitely plus for guests.

How do the property manger’s work here..?
Is it on commission, , flat rate monthly  , do you lay out the money or do they take a cut from the monthly rent and what %’s , do you rent it or do they find clients , are you assigned one person or is it a rotation from the office… I would think one person would be better so they would understand the property and the problem’s that may come up

From my experience it's some combination of the above. 

You need to find the right fit for you and negotiate!

LOL!  We waited a long time an made many visits before buying because of the difficulties in selling RE here. Buying is pretty easy!

The lack of a formal MLS type system here hurts existing owners when they are ready to sell.  I have a friend who with some colleagues is trying to institute one here.  Unfortunately their biggest opponents are DR RE agents who shortsightedly want to keep their obscenely high commission structure.

It has been tried numerous times with zero success!

Eventually I expect it will happen.  No idea when that might be.

@Tippj I have dealt with a few in DR until I got the one I currently have and have had for the last 5 years. My cost is a flat 10% of monthly rent collected as has been with the previous property managers I had in the past also. Which to me is super low cost for the work they do for me.

Also not sure on the others but my cost includes doing the leg work for finding new tenants such as posting hanging signs etc. Repairs are run by me first with quoted prices with their people or I can chose to do it with my Maestro crew. So it works out really nice from long distance!

Any updates on the real estate market, specifically in Las Terrenas?  It seems like pre-construction properties are still selling well.  For example, I believe The Reef project is pretty much sold out, and the new Silver Beach by the same developer is doing well.

Still considering buying a property there, was just hoping to get some thoughts on the state of the current market.

No cooling off like it is here in Canada?

I don't think the market is "hot" or anything.


Can't say for las terrenas, but for punta cana it's definitely normal/slow (due to increase in prices.)


Example, I bought a pre built 1.5 years ago, getting delivered next month, same company that is building the reef, I'm trying to re sell it right now at breakeven and there's zero interest at all, so probably will turn it into a airbnb and hope for the best!


My feeling is most prebuilt get solds easier due to no tax / money laundering in DR. Most get turn into bnb's/rental. I think the real estate boom from last year is over and back to normal (you buy a property and sell at breakeven!)

@Yralinoska Have you found a home? Im building in Puerto Plata. In a gated area called La Estancia. My villa will be ready in August. The builder has another villa next to mine under construction. He has built 2 and then these 2. He lives down the block in a very nice estate. Everything is as per plans. He has an architect that does a professional job. His homes are all green. Solar panels on the roof. each villa has a nice swimming pool. He has 2 more lots on the other side of my villa. I’m not trying to sell for him. I say you wanted what I have found. I would be glad to put you in direct touch with him. He is Dominican and worked in Canada. He is bi lingual. As of the last time I talked a 3 bedroom, 2 level villa with a large terrace. Nice size family pool. Is currently under construction. 365,000$ US.

I am ALWAYS interested in a "RE market update" for the DR!! However, I wonder it if might belong in a new/different thread, so we can keep 2022 and 2023 separated in our heads and expat.com annals.


Either way, here's a modest input regarding rentals:


  • Compared to our "DR Grand Tour" in 2022, this year we're not really investigating anything to buy...at least not seriously.
  • I've posted a separate thread about expat living in a modest middle-class Dominican-majority community...which actually has been rather pleasant.


What is noteworthy to us in 2023 compared to 2022, is that the rental prices of Airbnb units have dropped SIGNIFICANTLY year-over-year.


  • The lower half of the rental market is down modestly...perhaps 10%.
  • But the upper half units -- not including any of the ultra-luxury units, since we don't travel in those circles -- are generally offering discounts of 15% to 32% compared to last year...when it seemed like the nicer units were going faster than we could request the bookings on Airbnb.
  • This year, it's VERY easy to find very nice units, even on short notice, with significant discounts.


That's the rental market as we see it in 2023, What I don't know is how that is translating to the sales market.


  • But, I would guess that we're one obvious indicator of the market re-positioning...as we were in the market in Spring 2022 and felt that the price increases has been absolutely overdone and were at unsustainable levels.
  • So, we simply withdrew from the market...as I suspect many others have, as well.
  • And meanwhile, in the US and Canada, the RE markets are definitely on a steep decline.
  • I've heard long-time, experienced Dominican RE agents state that slowdowns in DR sales occur 9-18 months after the North American markets cool down.
  • And other Dominican agents swear on Bibles that there is absolutely no connection between NA and DR RE markets...and the DR is easily able to sustain an upward price trend, no matter what is happening in NA.
  • I'm not seeing that at all...but hey, I could be wrong.


Personally, I'm thinking 2023 is a "hold your fire" period, and 2024 will be far more amenable to more favorable offers by buyers, because sellers will be finding they aren't getting the crazy over-asking price offers of 2022 any more.


I must, of course reserve the privilege of being absolutely, completely 100% wrong on that prediction.


  • I'm old enough to have caught some major deals just before market explosions, making plenty of money...
  • ...and also managed to buy some RE at top-dollar, only to have to live through several years of falling value/prices on that "sure-thing" property we bought when all the market indicators pointed upward!!
  • Maybe I'm right, maybe I'm wrong. Time will tell. And we can stand to wait, either way.


Whichever way the rental and sales markets may trend...I hope each expat here on expat.com is able to find/create the living situation that works best for them.

@ExpatRusher thanks. I was thinking something very similar. Mortgage rates are a disaster across the globe now compared to the last couple of years. Cost of living crisis in NA and EU wouldnprobably have an impact on markets like DR. There seems to be lot of building as well. The only thing what supports prices better this time is the significant inflation. We did not have that in recent bubbles....
