welcome to the forum.

Most of your questions have been addressed in the recent past so I will address #2:

Our rental contract ( kind of standard contract) does not allow animals but that is probably subject to negotiation. In some cases whole appartment buildings have a no. Most appartments are privately owned but subject to agreements for the whole building.

Yet there are many dogs out on the streets and even more dog heaps on the pavements! So it might limit your choice of appartment depending on where you want to rent. A small,quiet dog could make it easier -)))

to help in negotiations it soemtimes makes the agreement to accept the dog easier if you can give assurances that any costs of damages and cleaning related to the animal (as cats and dogs are possible) will be covered by you...just a thought.

We have a dog, the hardest part was not finding someone who said yes to dogs, but getting somewhere with a yard. we seen about 10 properties all types. Our daughter is due to go to St Pauls Bay school, she will be 6 this month. Everything we have seen is ok, kids addapt better than adults, they just play. Jim n Bev

Wasn't a problem for us to find a property that allowed dogs (we have two). We emailed lots of real estate agencies and decided to only work with agents who would be positive about it and not moan about how difficult it would be (which many did - but don't be discouraged).

We ended up going with Sara Grech and found no shortage of lovely properties through them that allowed dogs. Make sure your lease agreement states that the property will allow dogs (we had to amend ours to include this even though we had a verbal agreement about it. i think by default all leases say no animals permitted). Also be willing to provide references and to pay extra deposits, as already recommended. Good luck!
