I also do not know what happened to the O/P but I do remember that he disappeared from the forum for a few months before and returned. He is not the only one though, we have not heard from our Scottish member Gusturdee (maybe slightly wrong name) for some months now also.

Please outline how a foreigner can own a property aside from a 60/40% (foreign) Condo or a long term lease and you still don't own the land nor ever will.

Interested to hear your take on this and where you got your info from and credibility.

Firstly I see you are trying to preach to the converted that are well aware/versed that no non Filipino citizen can own land, all other tools/methods to secure property are simply that whether a long term lease, a 60/40 company, condo, marriage etc. the foreigner never owns the land. Buying a condo or long term lease? Some shelf company? You may well own the building but never the land it sits on.


As for inheritance on land secured by a foreigner has to be on a clean title (from memory) dated prior to 1935 or was it 1939, prior to that part of the constitution being changed and has to be handed down to only direct heirs, not for sale to outside entities only Filipino citizens, heirs yes, perhaps I'm wrong and could stand corrected.

Inheritance from a departed spouse is a whole new kettle of fish as the land was always in the departed's name and hereditary rules/doctrines here include parents, siblings and any one else that thinks they have a claim on the estate.


I asked you in another thread here Marysmith0901 what you were selling to which you chose not to answer. Time to come clean?

As said preaching to the converted, those members and newbies such as yourself should take, make the time to read past threads for years with regards to property ownership, have you bothered to read 5,000 post over 20 plus years with regards to this subject?

Perhaps enlighten us with regards to your experiences.


Do you live in the Philippines, have you been through the hoops and hurdles constantly thrown at those wishing to simply own a condo that will be torn down @ the 50 year mark, no different to a long term lease or some baked up 60/40 shelf company or an SIRV.


I hope dearly that you find a beautiful conversation but talking about property ownership here is definitely an interesting way to get the ball rolling, I here there are many good sites to strike up a chat without mentioning real-estate/property ownership.
