2023 condo building cost in Cabarete East

What would be the average cost per square meter to build a high end condo at the moment?  compare to last March. 2022, was the cost increased or dropped ?  looking for most reliable and reputable builder for a project in Cabarete. thanks very much for the input.

Welcome to the forums!   I am not up to date on this other than to say that costs have gone up. I do not know what level they are now at!

Everything has increased, building supplies most significantly. Labour costs are doubled, with DGM deporting Haitians by the busload daily. It would also help to know a few more details about your build. How many floors, how many units, how many outbuildings, pool(s), parking, common areas, easy access?? This is an impossible question to answer without all the specifics, and even then, the price will change tomorrow. Better you find a reputable builder and architect, and go from there.  I unfortunately don't know of any reputable builders' capable of taking on a condo complex.

Costs are a factor but finding quality work and getting finished in a timely manner is greater issue.

Hi looking to build in Cabrera area, I have heard the price to build a single story 1200 sqft is 95US sqft depending on finishes of course.

Does this still apply post covid? Also choosing a contractor is very important and can mean the difference between meeting the goal and never meeting it. What should we allow for cost overrun for theft of materials from the site?

Its a gated community, the contractor is well-known and has positive reviews! I would wall and gate the property first of course. I was planning to put a shipping container on site for building materials, and build one bedroom that can be locked up as well as cameras. What else can one do to make sure cost overruns are not due to materials going wandering besides being personally present every day on the site? Any advice is very helpful, I'm sure many here have built and gone through a variety of complications relevant or not to my questions are welcome!

Some great questions there.  May be worth hiring someone  separate from the builder / contractor to  manage supplies?   To check every day but not necessarily stay there  every day?   Just an idea.

@planner Yes agreed great idea, that would be his only job, shipping, and receiving is what we call that. Hopefully more receiving than shipping! 1f60e.svg

@planner Stuff going wandering happens everywhere including our little town, had a job site get cleared, tools and all one evening! Is building insurance a thing here?

To stop stuff from getting “ lost “ You must hire a night watchman  , they’re cheap enough , but make sure his brother in-law is not in construction …. Sometimes you pay more for an armed one

There is insurance but it will hardly be worth it once you factor in all the requirements etc and reporting will be a nightmare!


For hiring a separate person for shipping / receiving it MUST be someone you know and trust and NOT related in any way to the construction people. AND still do random checks and audits!
