Hello everyone,

I would like to know how was your experience of buy a property in Égypte ?

and a question that’s bordering me the most is that, can a Foreign buy a property in Egypt or it is necessary to have an Egyptian name/ partner on the property contract?

yes u can u need a very good lawyer  as its not easy n when ur building /furniture u will get ripped off

don't put it in ur Egyptians name

but don't 4get when u sell u pay a lot off tax

Be very very careful if anything to do with property in Egypt especially in Hurghada where 99% of the ‘lawyers’are corrupt. They will take your money and say they ‘never received it’.


Only when you make a complaint ti the police who call them up and threaten them with arrest and jail will they return your money.


Developers are also very corrupt leaving many buildings unfinished ant unfit for habitation.


Red Sea Way are being sued currently for building on unsafe terrain above sea water causing severe flooding and collapse of walls some years later.


I wouldn’t advise anyone to invest in Egyptian property those involved in the industry lack all morals or ethics.

you will need a lawyer and there are many Good and respected Lawyer in Egypt regarding your question the Foreign can buy tow property in Egypt  and if you need any legal advice i can help you

I also want to know how can non-Egyptians buy an apartment in Egypt. I am planning to buy an apartment in Alexandria for the last 2 years, everybody is telling me it cannot be done. Remax/Avalon is advertising a lot of real estate in Egypt, anybody has experience with them?

Developers in genral.usually scam guests snd enter in combination with local.lawyers -get a lawyer originally  from Cairo and verified- police declaration or direct case in court for  scam- if you the apartment under your hands - stay inside - if you were paying deposits for a project and didn't happen - if you have fake contractscomplain at national security and catch any staff or connection

@Norce You can but in Egypt but you need a good solicitor and you can only own 2 properties of a certain size.


You can not buy agricultural land that is solely for Egyptian people.

@kristine0077 No you can buy by yourself but you need a good solicitor who will check who is selling it, if its built illegally, if there's more than one owner ( family were 1 is trying to sell but the others do not want to sell) green contract and any other stuff that's required.

Hi Everyone, I'm really thinking of buying a 2 bed apartment in Hurghada Egypt from a developer by the name of R***. The developer head office is in Cairo but I've researched them and looked at their portfolio. They are doing a project called Lazuli currently in development and I will be buying off plan. Furthermore, I am in communication with an estate agent called R***, who are based in Hurghada near to the hotel I've booked in on the 7th June, next week. The name of the guy that owns the estate agent is called G***. I have researched him and his company but haven't found any red flags as such. Can any ex pats on this forum help me with any bit of info regarding the developer R****and the estate agent R***/ G****. I would greatly appreciate whatever help I can get. Thanks, Cejay

Same here im also interested in buying a property in lazuli- only thing is its a risk considering that they haven’t delivered any properties yet and the company profile isn't as bug as some of the other ones. in addition turns out they changed contractors at the end of 2023 which led to a couple month delay but ik unsure as to why. please let me know what you end up doing/if you hear anything about lazuli from other.

@DMGA Go to Hurghada and talk to people there.It is difficult if they have not handed over any properties.They will be ok if you have proof of other completed developments. Do not forget that you have to factor in the furniture including air conditioners and expensive white goods.Once again check reviews for this.I have met so many people in Hurghada who bought yet are staying in hotels because of rubbish furnishings and wiring etc.After you fill in your contracts  get your lawyer to send them to Court in Cairo to legalize the details in your contract.This takes about 6 months and a lot of people have not done this so do not have the protection of the Judicial system.Go on the Gov.uk website to get names of lawyers with good English .The List is produced by the British Embassy.I have just bought in Hurghada myself so have just been through it.I went for a furnished resale in a relatively new complex called Aqua Palms.I knew exactly what I was getting and just turned up with my suitcase and unpacked.There are great deals on now .Pay in Egyptian pounds to get them.The gbp is 33% up on the egp since I went over earlier in the year so I saw a property in Sharm that I liked for 1200000egp in January fully furnished.That was 30 000gbp.I just bought it last week for the advertised price but in gbp I only had to pay 19500 because the gbp is doing well and the egp is devaluing.feel free to contact me if you have any questions.Julie

@cejayrasool did you find the answer to this as I am currently looking for properties in egypt and have been looking at abroaddreamhomes and go investments which I have been told to avoid who do the imperial resort.


Also another company who seems to have lots of reviews is sun homes overseas.
