Resale v. Pre-construction

Greetings all,


My name is Wil. I am new to this forum & am very pleased that such a resource is available. My wife and I (from US) have been in the DR 3 times in the last 24 months and love the North coast. We stayed last year in Casa Linda (Phases 7-9) and now plan on purchasing a villa in that community within the next 9 months. We are thinking about using the Villa (new built or resale) mainly as Airbnb for a few years until we move there on an ongoing basis in the next 4-5 years. We like the 3-bedroom Sunseeker model. However, we are not sure if we should purchase a pre-construction 3 beds Sunseeker or a similar style on the resale market in CL.

We are familiar with phases 4-9. We also noticed that Phase 12 surprisingly still has some lots available (a bit more now than 10 months ago).

Should we be concerned that lots are moving at a noticeably snowed pace in CL? Are there any  incentive being offered on buying pre-Con? What is usually the ratio between asking price & offered/accepted price  on the resale market in CL?  How rentable on Airbnb are resales in the already established Phases (4-6)? What would be the best route Pre-con or resale for someone with the intention of moving there in 4-5 years? Any suggestion &/or concern will be greatly appreciated. Thanks all.
