Renting property in UK

I believe that, even though I am a resident in Cyprus, rental income that I receive from a flat in the UK can be declared on my UK tax return and not in Cyprus.

Yes, that's right: as I understand it, rental income on a property in the UK is one of the few income sources that remains taxable in the UK, even if/when you become tax resident in Cyprus.

This is true of everything covered by the relevant “Double Taxation” treaty. As a rule of thumb if it’s an immovable property it’s taxed in situ - the country where it’s located.


bear in mind, you’ll need to show your income pre-tax for Cyprus residency, if this applies to your status here.
