Holiday Rental Law in Catalonia

Post new topic

costabravarent

For all Barcelonencs this will be old hat but there is a new law just out that affects all holiday rental owners in Catalonia. All properties need to have a licence the same as in Barcelona. The law is a little more relaxed now but they are quoting fines of between €30,000 and €90,000 for non-compliance.
You need to be registered with the Department of Tourism and with the Mossos (police). You need to have a 24 hour callout service and your property must have a Cedula de Habitabilidad.
They fixed the closing date as 29 September so we all need to get moving. I have started the process for my apartments.

Has this law actually gone into affect? I thought it was still being voted on? We are thinking for renting our apartment for short stays in the fall and until after the new year.

Hi
Yes absolutely. ALL HOLIDAY RENTALS in Catalunya must be registered. Barcelona has been effective for about 2 years and Girona and Tarragona are now fully in motion. You need to register with the tourist authorities, with the Mossos police and you have to do the tourist tax. Big Big fines if they catch you out.
It looks like all of Spain is following but I don't think the rest of Spain will be in motion till the end of summer.

Wow that is going to Kill airbnb, whom have recently opened office here.

Actually although it has piled a lot of work and extra cost on us, I am in favour. The market needs regulation. I think airbnb have been a large part of what triggered the legislation. Anyway Spain-holiday have been quite good in publishing details spain-holiday.com/company-blog/regulation-of-holiday-rentals-in-catalonia in their blog.

I have not rented yet but we own this apartment and I dont think we should controled by the Govt. Everyday they make new laws here to get money out of Estranjeros. I am a partner in boat brokerage and they are pulling out these really old laws to get EU registed boat to pay a tax. This is the only country in the EU that does it. They are adding new regulations to Spanish boats that are ridiculous and expensive. I know the country is in trouble but the banks did this by giving out bad loans. So now everyone is paying. except the banks, whom are getting bailed out! NOT FAIR..
