plan to buy a land to build a house and coffee shop in Hoi an

i have a vietnamese girlfriend,and i plan to buy a land outside the ancient town,cause the land near the town or beach is so expensive.,and my questions are:
1,if i buy the land in the name my GF,and i sign a another agreement about she cannot sell or rent my house and land without my signature. and i keep the orginal red book. so is that be safe in the future?
2,how the land price in hoi an now?
3,how about the coffee shop business in hoi an? does anyone have the same experience?

1. No not safe. She can claim that she has lost the redbook and receive a replacement within a month or so.
2. Depends where. Town center prices are up the roof. Outside of town land can still be found at around 1 - 2 million vnd / m2
3. Coffee shop business as in arabica - expressos, cappucinos etc...? The rule number 1 in Hoi An is location, tourists are only visiting so word of mouth is not as important as it would be in say Da Nang the city near Hoi An. I have seen very good cafes / restaurant fail due to their location.

Thank you very much Alex, cause i stay in na nang for four years now,i want buy a land and build a house with garden,then open a coffee shop at the sametime. But it looks i have to wait for the new real estate policy from Vienamese government

1/ I think it will depend on how you make agreement and you need to talk to a right lawyer who can recommend how to follow procedure if something wrong happens. And how you prepare content of the agreement.
I knew a person who lost a land plot and property on that still can used law to get back money by a legal way.
2/ It will depend on conditions of region where you want to stay. Even that's in the countryside. You need to check many kinds of information before you decide to buy the land.
Hope you will find a right way to enjoy your life in Hoi An with your girlfriend and still have a safe feeling in the future.

you should ask some your good friend use money play some game with your girl friend. then you can see her good or bad, if she already love you, honest. she will not do any thing wrong to you even take your money. then decision. my friend have problem with lie lawyer lot so much of money when buy land already by authorized contract.

that very good!!! so no need to worry just put her name on red book. no need to wait for gov Vietnam change the law. law have already but foreigner can buy land on they name only  count on the fingers of 2 hands.
so many of people will choose rent the land ( do the contract for  long time) then build what you want for your coffee shop.

if your wife really love you. you are lucky man. but if she love your money you have big problem after. not so funny some time you have to be smart for your whole life. and in true have many girls said goodbyeeeee after the man give all money for her

if you check the inflation rate in vietnam,you'll realize put mooney in bank is the stupidest idea.

The price of land will rise in the future, coffee shop and home are together, it's a good business better than you give your money to the house owner,understand?

I would not do it if I were you until the Vietnamese government allows foreigner to own property which it is in discussion. I would not trust a GF to take title on the property, a wife, maybe with careful consideration. I have seen things happened to the people I have known in the past. They lost everything in their possessions because they let their GF and wife sweet talk them into putting her name on the title of the property. Even there are agreement between you and her, she can sell the property anytime without your consent because this is Vietnam, money talked. She can alter or change the content of any agreements that you had with her. She can obtain a new red book without you noticed. Nothing you can do because the law will be more favorable to the local than a foreigner. Trust me my friend or you will regret later on. It's not worth it.
