rent contracts in Kuwait

so after excruciating efforts and plenty of travel on foot, including running from hawally to seef hospital to check out a place (i wanted to run and i also wanted to check apartments, so put your hands together), i finally found a place. a good place. and the best most sincere advice i can give u is, steer clear of the new apartments, they were built with a family of fairy tale creatures like leprechauns or dwarves in mind for potential occupants.

the best place to go is an recently vacated apartment. and those are tough to find. believe you me! the rents are jacked up immediately ofcourse, but the space is considered livable. the only problem is however, not everyone wants to leave their place, u wont hear about these places often as they go immediately when put out on the open market. sometimes the current occupant also wants a "sweetener" to leave, and trust me, i found one guy asking for a figure north of 3,999KD to vacate his place, u get all his furniture tho.

so, i signed the rent contract yesterday, and it seemed standard to me except for a few things;
1) the contract had a period (one year, from X date to Y date)
2) the contract is renewable (standard)
3) the contract states that if you leave within a year you are obligated to pay for the full year (the scariest clause)

is that enforceable? is it even legal?

well if he has layed down the terms and conditions of the contract before you before signing the contract and you are sufficiently aware of it,then it is legal as per UK Law of contract which i believe is adopted here.and it can be used as strong evidence in case dispute arises.

i am glad they made a contract with you as you are safe on the positive side,as they cant increase the rent,make unwanted charges on repairs and maintenance or ask you to leave early.

The greedy monstrous landlords will go for great lengths these days to make the best out of your pocket. It sickens me how greedy they have become.

I don't think the full year rent clause is legal.Do they mean this for the first year, or for any year when the contract is renewed?

And people asking for money for a flat they're going to leave anyway? I don't have anything polite or tactful to say about this. Why do we do this to each other (enraged)  :mad:

I spoke to a legal expert in rent; like I thought,  landlords can put any clause they wish, however final say goes to the law of the land which states give ample notice that you are vacating, and leave whenever.
