how to open a shop in Malaysia?

Hello,
I'm Krisztina from Hungary. I would like to open a little shop in Langkawi and I'd like to know something about the opportunities for a foreigner. I mean what I need for opening a clothes shop there, what kind of permitions I need, how much money I need to invest per month (for renting and taxes), and what are the costs of living there...
How can I have a business in Malaysia legally and what are the conditions of it?
I appreciate if somebody can help me with some information, or can give me a website or other opportunity where I can look after it.

It's not possible unless you have a Malaysian business partner. There are all sorts of rules in Malaysia for foreigners.  This website provides all the information:
