It's nearly 10 kilometer from heart of the city

NGOC LAN Condominium is on Phu Thuan Street in Phu Thuan Ward. Newish building, average management. There have been a few motorcycle thefts from their parking garage (first two floors of building). The building faces East and West so there is no mid-day heat.

THE AREA SUFFERS FROM FLOODING - why do you think Ngoc Lan is raised about 9 feet above the road - AND PHU THUAN ROAD regularly FLOODS whenever there is a decent rain storm and whenever the full moon is present. There is a200 metre strip of PHU THUAN which is unfinished immediately outside Ngoc Lan.

The river, about 1 kilometre from the building, is busy at high tides - and ships sound their horns 24/7/365.

There is NO BUS SERVICE on Phu Thuan Street.but under 2 kilometres from Ngoc Lan there are buses on HUYNH TAN PHAT - the main drag from Goat Island.

Access FROM the NGUYEN VAN LINH Expressway is good. However, to avoid CGST BRIBE TRAPS on the TAN PHU UNDERPASS it is advisable to take HUYNH TAN PHAT to NGUYEN THI THAP and then drive to NGUYEN VAN LINH.

Cable TV is by SCTV; they and VNPT are the ONLY InterNet providers.

The shopping opportunities are POOR. The best local market is CHO TAN MY - TAN MY @ NGUYEN THI THAP. Giants has a terrible selection of veggies compared to Cho Tan My AND the FISH at the market are so alive they jump out of their containers. (GIANTS fish are essentially dead)

If you are co-habiting with a VN national (unmarried) know that the local Cong An is quite active in checking occupancy - so make sure you register everyone living there. (Registry office is on SO 18, 1015 HUYNH TAN PHAT  many of the staff speak Vinglish.
