Recommendation for low cost D1 Guest House / Hotel?

Arriving in HCMC this week and want to stay in the city for a few days - week. I would like a room with a window and fairly secure. Maybe a balcony.

Anyway price range prob around $15 - $30 per night.

I have been on Agoda but too much choice!

PS: I'm not being lazy, but I want to hear from folk who can actually vouch for a place.

Very central, 5 min walk to Bui Vien, 10 min walk to Benh Thanh.

it is in a quiet side street and they have rooms with small balconies, no special view but the rooms are clean and fairly modern. Prices range between 200-300K (10-15 USD).
