Property prices in Austria

Hello everyone,

Finding affordable housing in Austria is number one priority for newcomers. Tell us more about the estate market in your district/city/region.

What are the most desired places to live? What are the most affordable ones? What is the average cost of a rented flat? And what is the average sale price for an appartment or a house? Could you tell us more about local real estate policies/procedures? What about property tax or residency tax in Austria?

What about you? Where do you live now? Is it a place you would recommend?

We have an apartment in Vienna in the 10th district not far from the main station (Hauptbahnhof) it's okay but expensive rented average in our place is 700 per month 80 sq meters with expenses for maintenance of floors I.E.  Cleaning etc. also a house in Lockenhaus Burgenland 110 kilometers away from Hauptbahnhof with direct bus, my choice Lockenhaus, country side lovely view , peaceful good air but my wife likes Vienna which is Okay for me but for a short stay. The house is bought very reasonably priced but had a lot of work rent is half the price here but traveling for work for people is time consuming and costly but I don't work just in the house.

I moved here nearly 7 years ago , from Australia , I bought my house then  no problem ,  you need at least €10,000 over and above the house price to cover  the Notar fees and  registering the GrundBook for the change of ownership but the Notar handled all of that  I came from Western Australia and found house prices cheaper here for a lot better solid houses , they are often sold fully furnished which is a bonus if you haven't got any. 

   One thing you must do is have proof of any money you are buying  your house with if coming into the country , ( to avoid any question of money laundering)  so have proof of house sale in the country you were ,in or savings  or inheritance , marriage settlement etc    I paid cash for my house but arranged a small mortgage to buy furniture and finish off the top  and buy a car  I had no problem at all I checked with the bank before I made my offer as once offer made  and accepted it's binding.

My house is for sale if anyone is interested ? It's has  3 apartments that I rent out as holiday lets in ski season and summer holidays. It will be sold furnished and with bookings  for the coming season. I made such a good job of it and I'm now 70 it's getting too much with the stairs  and cleaning , I need surgery on my back so want to sell.
