Property prices in Ivory Coast

Hello everyone,

Finding affordable housing in Ivory Coast is number one priority for newcomers. Tell us more about the estate market in your district/city/region.

What are the most desired places to live? What are the most affordable ones? What is the average cost of a rented flat? And what is the average sale price for an appartment or a house? Could you tell us more about local real estate policies/procedures? What about property tax or residency tax in Ivory Coast?

What about you? Where do you live now? Is it a place you would recommend?

Bonjour Priscilla ,
Pour ce qui concerne la question de logement en cote d'Ivoire , les réalités sont différentes dans chaque régions voir les communes, même selon les quartiers  et aussi les lieux d'habitations.
Les prix  des appartements a la riviera golf se diffère de celui d'Angre
Puis un appartement à marcory  est totalement différents  de la riviera golf.
Ex: appartement 4 pièces riviera golf = 500000 et sécurisé avec une vue très belle
Une villa 4 pièces avec une piscine = 1500000 avec un très beau jardin
Avec un trafic plus aisé grâce au pont HKB  qui relie riviera marcory.
Pour les achats des appartements à la riviera golf il y a aussi une variation de prix :
Golf appartement 4 pièces  des tours on est ~~ 70 à 90 millions
Les hélias entre 100 à 150 millions
∆ cocody centre  entre 50 a 70 millions mais cela reste à de fins négociations.
Alors a marcory c'est totalement différents non seulement le prix mais aussi la question de sécurité pose problème

Hi everybody

As @hannanh14 writes, prices are very dependant of the location.

The desired place to live in mainly in relation with your activities (job, school,...) in order to limit daily time in huge trafic... and another point is safety...

So most of the expat' lives in Zone 4/Bietry... which located at the south of the lagune and close Grand Bassam to spend week-end near the ocean... Appartements are rented between 700 to 1.5 MCFA/month.. Villas between 1.0 to 2.5M/month 

But it's not limited to this area.... with the 3rd bridge is easier to live at north of the lagune as Cocody, Riviera, .... Prices are possibly less expensive but be careful of the quality... Some seems to be very interested in term of casts but in poor conditions in comparaison with european standards.

Another point is at the arrival to find the "perle rare". ... First, it's better to come or start with  2 weeks or more and rent a furnished flat .. After, be very cautious with the housing suggestions mainly coming from the "nice guys" in the street...

You can visit the estate agencies of course but in addition to drive in your desired area and ask the  guardians of some flats are available or soon...
