Is it a buyers market or sellers market north coast mainly cabrera

I can not find much historical data on property pricing and prices online are all over the place.

Yes prices are all over the place.  The real estate market on the north coast has been flat for the last few years but is improving over the  last year or so.  There are not many "fire" sales here as many properties were purchased with cash untie recently so not many homes have to be dumped because owners have found themselves "upside down", and not forced to sell.

Your best bet is to look at various real estate sites to see what is available.  There is no MLS system here so many properties are listed with numerous agencies.

Were you living there when the market crashed here in the US in 2008

I am curious how much it affected the market there.

No we were already here.   We sold our house in the US just before the decline in the US started.  I fact 18 months after we sold our house in the US it was valued at half of what we sold it for.
Here we did not see much of a decline in prices but more of a decline in sales.

Understand the market here does not behave like the market there. It is totally different. We have no MLS. We have perople in real estate completely unlicensed. The rules almost dont exist. Imagine an 18% mortgage over 5 years.  And imagine expats rarely get them.

Its very very different.

Bob - we've made initial contact with two real estate agents.  Do I need to choose one to actually work with once we are down there?  Is there a "Buyers Agent" concept?

No visit with both before you make a choice.  And one may not have all the listings the other does.  However if one shows you a house you cannot buy it using the other agent.

No real buyer's agent as such here.  When we were selling we tried to always act in the interest of our buyer no matter who has the listing.  This can be a rare quality in an agent here.  But that is how we roll.

check out Sebastian's website (I pm'ed it to you)...Prices are what buyers are willing pay if owners really want to sell...no news there.  I find that so many of the existing houses are so 'unique' that it's more tempting to build your own...but, that's a headache...and not recommended for everyone...plus you'll still need to have a place to live in.  If you are looking for inexpensive, but with some amenities. Call Sebastian and ask about Les Résidences l'Oasis up in the hills above Cabrera.  Their website is all in French...but, we looked at some of the places...which are for rent or sale...pretty far off the beaten path...but secure and with a nice community pool, etc.  They are cute little one level and two level octogon houses.  I think they rent super cheap AND you could purchase one for like 45K.

BobK is right about not everyone having listings...we found L'Oasis listing on Juan Perdermo's Century 21 site...but, no one from that office actually works in Cabrera...so, the agent made a call to manager on site...and we just went up there.  Sebastian could probably arrange it even though he doesn't have it listed...But, he knows the area and could arrange it.
