Water damaged house - breaking tenancy

Hi everyone, just a quick one.
Our tenancy on our place expires in April, with an expat leave clause for end of January.

There is a leaking pipe in our house that is damaging a whole wall and mould is now forming.
We alerted the landlord in late August and updated him regularly, but nothing has been done since despite contractors coming out twice to inspect and ascertain what is the cause of it.
The pipe that is the issue is encased in concrete and not quickly or easily repairable.

We have told the landlord we want to get out early because of:
A. Mould developing is a health issue.
B. Fixing the issue will require cutting into a concrete wall which will be a huge job and impact our use of the house.

What options do we have? The Landlord hasn't even been over to inspect it and doesn't seem to care about his property or living in the situation.

Have you discussed with the Agent if you had one involved? It's going to take some negotiation. Other option is to move out and hand back the keys and pay whatever I stated in the diplomatic clause (read it again to see if there is ambiguity in your favour) .

Thanks Gravitas - yes discussed with agent who is very slow to take action as well.

Am seeking a positive result for all parties as up until now he has been a very proactive landlord. My concern is not just our health but also his property - the longer he leaves it, the more $$ it will cost to fix.

But it's getting to the point where we feel like just moving out, stop paying rent and lose our deposit. Landlord hasn't even bothered to inspect the damage yet.

Unless you settle at least  the break clause terms you would be liable for the entire year's rent as per contract law in Malaysia.
