Greece property questions.

Hello forum. I'm new here and by way of introduction, I have some property questions. I am interested in the idea of purchasing two apartments or houses, in Greece, or possibly elsewhere in Europe, Sicily maybe, but they must be in a desirable holiday location with good holiday rental potential. I am UK but not a Greek national. I would want to live in one apartment for several months of the year or as long as my visa will allow, and rent out the other, or possibly both on occasion, as holiday rentals.

Is this a practical proposition and what logistics are involved? What property tax or other duties will I expect to pay? What foreseeable difficulties?

Can't comment on properties, but I can speak of Brexit. I am sure you are watching the news as much as everyone else is. If there is a No Deal, you will be permitted to stay for up to 90 days visa free, after that can be anyone guesses.

Thank you, yes I am, and you are right. It may then introduce the phenomenon of visa runs. How long after 90 days can one apply for a new visa for an additional 90 and can this be repeated ad infinitum? Can a person still own and lease property during the out-of-visa periods?

Each country is different and will have its own rules and laws. It all comes down to what they decide. In this case Greece.

Thanks again. I was not sure if they were governed uniformly by EU rules. So I must wait to see which countries are most welcoming. Greece is preferred but until Brexit is settled it is probably too early to buy property only to regret not having chosen Italy or Croatia.

Hello,I will answer to your question about property here in Greece,its a very good idea but seek help on your purchase,dont buy anything too old because this is the land of earthquakes,it must have good columns,buy soon as they will sure begin to rise in price,they have already,be careful,buy in a small bloke if you buy apartments as greece has many fees to pay on each apartment each month/year.Buy in a very tourist sought after area.You will need a tax number and declare with an accountant each june your income and status of property/car,assets etc..all monies from renting.You will pay a transfer of name/ownership tax on purchase along with other taxes etc.I have a Uk government email sent each week about brexit and the countries and their citizens will have reciprocal agreements on residence between each other so a permit to reside will be granted.Its not advisable to buy in Cyprus,many,many property disasters prevail there,go to utube and research it,you will be shocked and maybe loose all your money.

In Greece, non-residents pay the same property taxes as residents. Non-residents are taxable only on their income from Greek sources at the same graduated tax rates applicable to residents. This article is about taxes, but on the right there is "Property buying guide for Greece"

Thanks for the many replies. I'm really interested in knowing the rental potential of small apartments in the Athens area. What return may be expected for a modest 30m one bedroom flat leased weekly as a holiday rental after taxes and agency commission? Is anyone out there doing this? What is the rental consistency like? Can a unit be rented uninterrupted almost year round?

I am Lia and I am mechanic engineer.I love this town.And I  do not know but a lot of not Greek people buy a lot of properties at this town and of course at islands.Yes this town has many potentials.And believe me if it is more clean (the big problem is that it is not clean) everithing would be better.It is very good that You want to take properties.Do it. The Greek Government has announced lately that foreigners (no distinction EU or non-EU citizens) making Greece their taxation domicile will be entitled to ~50% tax discount. I suppose that being taxed in Greece and living elsewhere does not stand to reason, so I guess a living permit should automatically apply in such cases. I suggest you contact the Greek Embassy or Consulate in your area for more details.
