Trendy areas of Casablanca to live ...

What areas in Casablanca would best meet the needs of someone who .....

1. Wants to be in walking distance ( 30 minutes walk) to a swimmable beach
2. Malls, stores, nice cafes, grocery stores, markets... shopping
3. Places to see live music and live theatre
4. Fairly safe to walk around during the day and night
5.  Areas where you don't need to drive
6. Night life (not night clubs ... I want to be able to walk to a restaurant, café or store at night)

I like being able to walk from place to place rather then driving.  Not sure if this is a reasonable expectation for what I am thinking about.  I also DO NOT want to be to close to any of the embassies, train station, fire or police station or hospital : ).

Also looking a small detached houses or apartments.  Would rather a detached house/ villa, but have no idea if this could be in my possible budget?  Update *** Villas/ detached houses that I am seeing online are really expensive considering the size and the design.  This looks like a bad investment ***  I am pretty confused at how houses in Casablanca could be that expensive considering the average income?

Anyone living in or familiar with Casablanca have any suggestions?
