Buying land as foreigner

Hi,
I would like to know if we can buy a land in Kep as foreigner. And what are the formalities ?

Foreigners cannot own land.

There are a few ways though.

Either buy together with a Cambodian person, but the papers will be on that person's name.

Or lease the land.

As for houses the same story, plus a foreigner cannot buy a (shop)house ground level.

The only option to buy your own living quarters is to buy a condominium. Only restriction is that a certain percentage is the maximum of foreigners in a building.

There is also the option to start a company and that company can buy land and houses.
But, you can own only 49% of the shares, the other 51% should be divided among 4 or 5 Cambodian share holders.
