Hi all

We’re thinking of making the move and looking at schools. We’ve narrowed it down to these two; Westcoast Secondary and Northfields.   Which would you consider as being more diverse? We’d like him to go to a school that has other Black African children attending.

Also, if we lived in Tamarin and he attended Westcoast, would the daily drive be problematic? Are traffic jams an issue between Tamarin and Westcoast?

Final question - can foreigners only buy in the PDS type schemes? Or are they permitted to purchase a house that is not part of these schemes and is cheaper? We do not need a resident permit that comes with owning a property valued at over 375,000 USD.

1)  As far as I understand, apartments (in a building of Ground + 2 floors) may be bought by non-citizens  for less than the amount of USD 375 000
- it could be that this concession was only made for Retired non-citizens - are any of the other forum members able to elaborate on this possibility for us ?

2)  Also the restrictions have been made less strict since June 2020 for non-residents, allowing them to rent apartments and also buy upto 2100 square metres of land for residential purposes in the 6 Smart Cities throughout Mauritius:

3)  A third option would be to Rent for the first 3 years and, as I understand it, after receiving your "permanent" residence permit, you are allowed to buy a property which does NOT fall under one of the IRS, RES or PDS schemes (thus paying even less than the recenltly-reduced minimum of USD 375 000 - please correct me if my understanding of this is incorrect Expat Forumites.

Ground +2 is for permit holder and the minimum value 6M MUR.

at MUR 6 million that is roughly one third of the
USD 375 000 minimum for other PDS, IRS and RES housing

The Ground + 2 Scheme (G+2) permits non-citizens to buy apartments in building that are at least three storeys high (Ground plus two). The minimum purchase price for buying under this scheme is MUR 6 million (about R2.5 million or US$ 150,000).

Incorrect
The R+2 is a real estate investment scheme in force since 2016. It comprises a condominium apartment, located in a building with at least two floors.  While it does not allow the acquirer to obtain a permanent residence or tax residence permit in Mauritius, the R+2 entitles the acquirer to a certificate of temporary Mauritian residence (up to 6 months).

What I mean is you need to be a permission holder before you require the property. Your contract will be reviewed by EDB and your permit is one of the documents to provide. Yes 6M to have a permit is a joke. Who will believe it?
