VISA opportunity when buying real estate in Vietnam

I am hoping to buy real estate as an American with the ling term plan of spending at least half a year there (the other half will likely be in Europe).  Though I won't retire till 2028, I have begun my research for buying property in the near future on both continents.  VISA is of course my main inquiries to be able to come and go, without doing VISA runs every 3 months.  Is there a more appropriate VISA for my pursuit?  I noticed the investment ViSA situation.  I presume it would be a company set up locally that I can buy into. Is that an option to buy the real estate?  I would assume that the real estate is then owned indirectly by the local.  Any insight is appreciated!  Thank you

This is my take on it & I do have some experience on property as an expat.

1........As far as I know  as a foreigner you need to have a TRC,VEC etc to buy a property & its not an out & out purchase its a 50 year lease & not all properties are available to non Vietnamese. The last property I bought I used a lawyer to see me through the minefield & at that time 2 years ago this was his guidance. I am in the process of possibly buying another place & enquired about this qualifying me for an Investor Visa & the guidance given was .....no it does not qualify.

2......I also enquired about investing in stocks in a Vietnamese company registered on the Vietnamese Stock Exchange & again I was told this did not qualify for an Investors Visa.

3.......I have recently invested a fairly substantial sum in a bond linked to the new Bitexco development D1 & asked if this investment would qualify for Investors Visa & again the answer was no.

Now this being Vietnam dont take the above as gospel its just what I was advised at the time & as we all know things can quickly change.

Hello, Vietnam has visa-free policy for foreign investors in Phu Quoc. This will be a bit difficult because these projects calling for capital investment are all very large, worth tens of millions of US dollars.

Buying real estate in any shape or form would not quality you for an investor visa (ĐT1 – ĐT4, not the same as business visa DN.)

ĐT1 is for an investment of more than 100B (more than $4.4M)
ĐT2 is for 50B - 100B ($2.2M - $4.4M)
ĐT3 is for 3B - 50B ($130K - $4.4M)
ĐT4 is up to 3B ($130K)

ĐT1 and ĐT2 will qualify you for a 5 year TRC.  ĐT3 will qualify you for a 3 year TRC.  ĐT4 will qualify you for a one year visa.

Phu Quoc is a completely different story than the rest of VN.  The way it's set up is similar to Hong Kong pre 1999.  An investor in Phu Quoc doesn't have the same benefits as his counterpart in mainland VN.  A foreigner who arrives in Phu Quoc visa-free will need visa to enter VN, but a foreigner who has a visa to VN doesn't need anything to enter Phu Quoc.

I think you meant ĐT4 will qualify you for a one year visa?
