Dear Members,

I need your kind advice on this stressful matter that im going through nowadays.

Actually, I approved a one-year contract on ejar system but I decided to move to another place after 6 months (ending in July 2021). Due to some technical issue, ejar website system is down and I dont have the option to raise a cancel request. I have checked with ejar office and they said they can't do anything as the system is down and it might take a week or so.
However, I have notified the owner and gave one month notice period via email in June 2021.
However, Their manager took the key of the apartment at the end of the last month (July) and did not give any official realease/ handover document.
After taking the key, The owner has asked me to pay extra 2 months' rent in order to cancel the contract and filed a court case on najiz for delayed payment of the second installment. He is not even allowing me to transfer the contract to another person.
The court has not reviewed the case yet but eventually, the court might say to pay the full amount as per the contract.

I need your advice on this matter, as I am under a lot of stress. Shall I pay the amount i.e 4000 Sar to the owner or shall I follow the case on Najiz and describe my situation to the court?

Ehtesham

Hello,
Have you read the terms and conditions in the ejar contract, is it allowed to transfer the contract? Read the terms and conditions in your contract to understand your rights and rights of owner.
And if you are not directly connected to the owner and is it the person that took the key from you is the one handling the situation. I suggest you connect directly to the owner to understand what is his demands.

You can go to court only if you have reply back from the email which you send where he mentioned ok to return the key or any thing else in last you have to pay , go to owner instead of 4000 try to convience him in some low budget and do get signature on paper with a statement that you dont have any more dues , that letter will work as NOC and upload it on ejar site when it will work bcuz you your file needs to be close with court else you will not be able to leave kingdom
