Looking for a small Hotel to possibly buy.

So I’m thinking about about moving over here and I’m thinking about buying a small hotel or a large house and turning it in to a boarding house. It will be all under my girls name with a legal contract so she can’t take it. So give me your guys thoughts. It’s away of having a little income and a place to live all in one. Maybe somewhere for scuba driver to stay or something. It’s just a thought right now.

I would recommend buying a small resort but you will have no way to control it if you ever leave.  Take your time and find people you can trust because a contract wont guarantee you anything.

Exactly, contrary to western beliefs, contracts aren’t worth the paper their signed on over here.

Don’t go there. But if you really do wish to enter the Dragons Lair and enter into a ‘legal contract’ it will be about as much use as a Toc H lamp.

The boarding house will have at least an 80% occupancy rate: but without paying customers. Lets just say you will get to know your girls extended family extremely well..

Tourism is still in crisis
BUT there have been extreem BARGAINS of such places to buy such. Still such bargains?

If you gamble some and tourists come back, then its possible its a good idea IF you find good staff.

I know of good workers in south Palawan, but them I know arent tourist workers, but perhaps I can assist find you some if you start in south Palawan. 
I know an educated reliable TRIBE woman from south Palawan. She has other type of business, but she has as goal making something similar to your idea at WEST Aborlan, Palawan.  Perhaps she can be interested in cooperating with you or know some tribe people with tourism experience.  She have worked abroad and in Manila but have moved home to Palawan to assist her tribe. I can connect you if you want.
(My business partner about a production business is same tribe group too an around 100 km south of her.)

Many of these tribe people DONT need to be controlled all the time as most malay Filipinos... If you instuct them good so sure understood - in differrence from malay Filipinos they ask if they havent understood - then it will be done as you told when you come back...

I will keep your email address. I am here now but I have to go back to the US in July to rape up the sale of my business in the US then figure out what I’m going to do. If nothing else I want to build a house out of 5 or 6 shipping containers. Is that something you can do?

Living house shipping container type is hot at summers even in cold Sweden...   smile.png       I have one made to be at oil platform, so not rebuilt, has insulation as standard but hot anyway. 
So I dont recomend build from such in the Philippines - except perhaps if you plan to move them later.

Some well intended commentary, mixed in with sarcasm here, EP, take it with a grain of salt. But there are also a lot of hard lessons learned, reflected therein.

A LOT of guys have been scammed or misled by people they trusted in the PI, and some have lost everything. Many have found their contracts to not be worth much, or faced the possibility of violence when disagreements have occurred. Many have found their partner to not be who they thought she was. Family that turned mean when the money ran out.

Nothing wrong with asking questions, and I think what folks are suggesting is take your time. Get to know the place, the girl, her family, the politics, the various islands. There is a whole lot more research to do before you jump to step #29 which is to make an investment in a country that does not have laws that will protect you if things don't go well.

Specifically to your point though, I have a European friend who recently completed a stunning resort on one of the islands, and his intention is to leave it with his wife and daughter, as a way of them making income. But he has been in the Philippines already for 10+ years and had the knowledge, resources and experience to do it.

On Paul Youtube Paul  "Old Dog New Tricks" recently addressed this. Incidentally Paul lives in Dumaguete. It seems an expat invested in building a bar/restaurant, he spent a fortune as it was from scratch with a Filipino partner.

It was wildly successfully until one morning he arrived to get ready for the day and the place was chained locked. He called his Filipino partner to let him know. The Filipino partner said his brother was upset about the bar/restaurant because it went against his religious principles. So the place was closed without the Expat being able to salvage things he purchased for running the establishment.

Sometime later the Filipino partner reopened the bar/restaurant and it was wildly successful again, without the Expat.

Now addressing a Filipina partner, also on Paul's Youtube channel. An Expat ran out of money so his Filipina ditched him with his child. He now has no money of his own, lives on a bowl of rice a day and has lost 50 lbs. Even her and her family contacted BI trying to get him deported. Luckily Paul and his followers have opened up a fund for him to survive.

For many Expats seeking a filipina partner, it's over when the money runs out, but a word to the unwise is not sufficient.

Yeah, I saw that one. Poor guy. I was worried while he was still living in the squatter area.. in the home he built for them.. fortunately he seems to have made it out alive. Crazy situation.

Perhaps I should 'plead guilty' to the implied accusations of being a cynic regarding the Philippines on this Forum. But in my defence I am usually proved right.

I can't help feeling that this story has 'legs' as our journalist friends say. This is my take. I have visited Dumaguete on several occasions: my first being in 2005 at the Atlantis Dive Resort in Dauin before all these bloggers came on the scene. For expats Dumaguete is almost (forgive the parallel) where Biarittz was in France in the 60's ie where all the 'thinking' celebrities went. Its now difficult to have a coffee in downtown Dumaguete without being accosted not only by expat but also Filipina bloggers. Yes they have all cottoned on.

Dumaguete is more of a large town than a city. Word travels fast especially through the inner and outer Barangays. The girlfriend was almost certainly made aware of Pauls excellent video which we all concur was truly heart wrenching: John, the subject, is a genuine loving guy but incredibly naive.

Ah yes the 'smell' of Pesos. Filipinos do not like to lose face; not so much with expats but amongst their own kindred folk. The GF 'reached out' (as our American friends say) to Paul upon hearing about the video and having seen it realised that the money tree was in blossom again and wanted to shall we say 'put the record straight' Sorry I don't buy her story.

Pauls blog is by far one of the better blogs and highly entertaining compared to most of the others which frankly become very monotonous in time. The beneficial thing to come out of this is that John and Diana's (his spouse) progeny have received well needed health care but I can't help thinking things will 'reset' in time. For those who watched Paul's updated blog (thanks to Munchie for that) you could sense his frustration.

Yes John is naive and will never learn and Paul is kind enough to let it pass. I think Paul's blog is probably the best and I don't click on the other proliferating Philippine Blogs.

Well anyways about John . . . . He had a previous marriage and was taken to the cleaners, know he is being dry cleaned by Diana. John should have had a dna test to actually see if those twins were his.

This saga is turning out to be another like No Neck Ed from 90 day fiance'.

I can’t agree more with what you said. First it’s just an idea or a thought if you will. Second I completely agree with what your saying. I trust No one in my own country I sure in the hell are going to trust some Filipina with my life savings. I look at this like I do when I go to a Casino if you can’t afford to lose it then don’t go and play.I get what dude is saying but one thing is he don’t know me. He has the right to think or say what he wants and to add his two cents. I mean I asked what everyone thought about it. Like I said it’s just an idea and thought if you will. I don’t not know anything about this country but I didn’t get where I am but trusting a women or being scared. If you don’t take changes you will never get anywhere.

I seen that story as well. It’s probably not wise to said how I would of handle that ordeal but let’s just say that the next morning after I found out what was going on when the ex partner showed up to open the place up the place wouldn’t be there. Hope they brought Marshmallows and sticks to cook them on.

Of what I can see it can be redone to a hotel rather easy if prefering that.

Roughly meaning it seem to be a TRUE reason for fast sell low price by owner who is manager got stroke so he cant look after it, and he who try to assist selling want to go home far away.  Can be about an emergency to pay hospital too.
Although need to check how close to titled "ready to title" mean or if there are any other legal issue.  Many Filipinos dont bother to title even when its just make an application and pay a tiny fee.  (Rural its around 3000pesos for a big lot.) In some places are most properties not titled.
It has a wood shed type shop too.
I believe part of the text relate to a farm they sell too.

I say just go for it if the opportunity presents itself. You are obviously smart enough to do your research and check things out first and like you said, you don’t trust anybody back home so just stick to that line of thinking and you will be ok.

Well you could have fooled me. I nearly ended up buying the place . Then I thought 'only fools rush in.' Besides would anyone take advice from an estate agent (realtor to our American friends) who has never even seen the property let alone visited the country where it is?

I DIDNT advice buying it. I even wrote it need to be PROPER CHECKED not only the real estate, but the documents too.
I am NOT selling any real estates, I am BUYING total OTHER type of real estates than they asked for.   I ONLY did tell a PERHAPS bargain I happened to find when I looked for totaly OTHER type of real estate for myself...
((I am buying inland RURAL BUSINESSES, which are NOT resort or such. Mine are a type of PRODUCTION businesses, which I plan to merge to one business and correct big errors earlier owners have made, thats why they sell very cheap by they dont know how to solve the problems.  But I do. Its rather easy to solve - except the part geting permits   1f923.svg  But we have got 5 "allready", not yet the 6th  = last to be allowed to start.))

Actualy where I want to live there are no soils suiting garlic and onions, they are rare in whole Philippines.*   I suppouse thats why smugglers tried to get in several containers of such trying to fool the custom all were porselin    1f923.svg
(I dont want to be farmer anyway.)

* There are some such soils around Baguio, plus at "Litle Baguio" NW of Iloilo.

Eptowing - while this thread may have gone completely south..my one advice that I think would be echoed by everybody is that you need to respect Philippines is entirely different culture/system...etc.. You are best to commit at least a year on the ground before taking ANY risks/making any investments.  If you don't, odds are stacked heavily against your investments, whatever they may be from relationships to business. And yes in with the wrong people, you get shot in the back as a reward to a successful venture, no Hollywood ending.  Easy to budget a year "research", worse places to do it?!

Yes much research needed. I researched 9 years  before I started, but I started with 184 ideas  1f923.svg   and narrowed it down to 10 favorites by research before I decided what to chose.
So I suppouse he can be done in a year or perhaps a bit less by its only one idea, but it need to get to know seasonal differences. And some acountings cant be trusted, some can be lowered to avoid tax while when selling it can be the opposite, so a bunch of similar businesses need to get checked to figuere out whats likely true.

BUT covid have made it a guessing game how it will become anyway, so if being a gambler there have become bargains by covid which improve the gambling odds, so if finding a bargain perhaps go for it earlier.

@eptowing there are lot of them for sale, beware when you see Filipinos getting out that business, there are so many, people come and go, I have a small apartment in Davao city I keep when I want to get out of the province, it is 4000 a month 130 water and electricity meter it is nice and quite there are 9 units the owner lives down stairs, most living here work in call centers,
