Hello, I am living in an apartment from last 6 months, and I signed 1 year rent agreement. But from last 6 months I am having many maintenance related issues which I reported to the company(landlord) also, but they always respond late (they take 2-3 weeks or even months to sort out any issue). This time I sent them a mail regarding early evacuation due to dissatisfaction of their services.

Now, their lawyer from legal department called me and started threatening me that, I can not leave the apartment, and if I want to leave it I have to pay 1800bd, or else they will do legal case on me. They said, that if I have money, time and resources then be ready to meet in court. I don't want to get into these things as I have other important things to do in my life rightnow. I am new in this country, I don't know how the legal rules work in such condition. Kindly suggest a way to resolve this issue. Should I continue in the same apartment? Or can I leave if before the completion of my lease agreement as I am not happy with the services.

Most contracts only allow for cancellation within the first year only if you lose your job and are leaving the country.  This is called the diplomatic clause.

However, if the contract spells out that maintenance was their obligation and you have proof that they didn't hold to their part of the contract, you can take them to court and ask for restitution.  However, you cannot terminate on this basis unless the contract clearly says that if x y or z is not done by the landlord, the tenant has the right to terminate the contract.

Hi,I am living in an apartment since June 2023. The lease agreement duration is 1 year but this lease agreement  not registered in bahrain.bh services site. Apartment building is managed by a company and they said that I cannot use apartment address for any CPR registration or any other documents as per building owner orders because he has some metropolitan issue with address change. My question is that can I leave this apartment earlier than the lease duration with one month notice period as I need municipality letter for my family CPR registration.There is only Diplomatic clause has been written in lease agreement. I shall be very grateful to who ever has any answer or solution about above matterRegardsA.   

If they go to court using paper copy of document, it will go against you. Unless you prove in court that the premises wasn't fit for purpose e.g not registered with municipality due to zoning issues etc.

Look at your agreement.  In most cases, you will have to pay a few months rent as penalty for cancelling the agreement.
