Hello, can anyone please guide me how I can get myself removed from the municipality registration? I had to registered myself to municipality as I needed address proof certificate for CPR but I had no clue I’d be charge 22.5 BD per month for that. The EWA is included in my rent but the municipality charges are not as I’ve to pay can anyone please help me.

Forget it.  You are renting a property and you got municipality letter based on your lease contract.  The charge is as per law and will continue until you leave the property.  The landlord will update it once you leave so he doesn't get charged in EWA by showing the property is vacant.

What  xtang said above is right. I can elaborate  a little from my own experience.  Usually  some landlord or real-estate management  company offer to not register the lease agreement with  municipality.  They are willing to let the ewa be under owner name ans pay the 2bd municipality fee for Bahraini as opposed to the 10 percent of the rent for expats charged by ewa. If for any reason you register with municipality  Usually  for cpr then you will have to keep paying the municipality  fees atleast  until the current  contract  is finished.


The only way for your municipality  fee to be stopped is for the landlord to tell ewa you have vacated the premises  and no longer reside there and lease agreement  is terminated.   There has been talks of ewa doing  check  and inspection to check as well.


So in short no landlord or real-estate company would be willing  to do this because of the liability  they would face.

@leh95 thank u for your replies just one more thing for CPR this was necessity right to get it registered under my name ? I’m only asking this cox my agent didn’t informed me about this thing I just want to know if there was another way to get CPR or not btw I’m on investor visa here

you need an address for cpr registration. if you have someone else in family or friend who already has ewa in their name they could say you are staying with them and process cpr with that address.  but there is limitations municipality looks at the apartments and how much rooms  and there is a limit on how many people can be registered in a particular address apartment.



did you get investor visa through purchase of property ? if so then you can use the apartment or property to have ewa in your name and register cpr using that address of the property you own. this way you can avoid municipality fees.


maybe @xtang can confirm this if an expat owning a property in Bahrain and has ewa under their name wont have to pay 10 percent municipality tax as they own the premises.  and use it to register for cpr.

@leh95.  Yes if you have a property under your name with EWA; as an owner, you don't pay the 10% tax.


@Shery94, I think you are confused between visa and CPR.   Your type of visa has NOTHING to do with CPR address.  Every visa holder, for CPR, needs to prove address to get that card.  And if you prove that address as a non-owner, you WILL get charged for municipality tax.  No way out of that.

Not until you want to renew the CPR or change address on the CPR chip.

Opening the thread again:

1. So, if we're moving out of a registered apartment that has EWA under our name, does the municipality registration gets cancelled automatically along with the EWA cancellation request?


2. Is there any particular time frame that the tenant should stick to after the municipality registration and moving out cancellation?

If I registered April 2024, will I be able to move out in May 2024?

It should update after sometime. Physical moving or moving out has nothing to do with anything. You can do that as you like.

For the municipality tax, what applies to the one who buys a house using Ijarah finance? Many banks in Bahrain offer this, and since it's a concept of renting by the bank to the buyer until finance is completed, Does the municipality tax is applicable for the repaymet amount( rent)? Thank you.

It shouldn't be applicable as it is not "rent rent".  It is just a fancy way of charging interest without calling it interest.  For municipality tax to be charged, there should be a rental contract in place/registered with municipality which won't be the case here.

I think I pay 1 BD on the owned apartment.   As I said in the thread pasted by logicalindian above, the tax is on rentals.
