TENANTS HAVE DONE A RUNNER

Just the strangest thing this one..................so we rent out an apartment in D12 & for a year the tenants (Vietnamese middle aged man & young Vietnamese "wife") paid the rent no problems until about 2 months back they stopped paying. Cant contact them by phone or Zalo cos their accounts have been closed. So as we hold 2 months rent deposit not a problem but turns out they had not been paying the management fee or electric bill so pretty much deposit is gone. So we pays a visit to the apartment & the neighbours said they had not seen them for weeks. So goes to the management office & arranges for a security guard to come with us & to enter the apartment & we did & it was a right mystery!! It was like they had done a runner with just minutes to spare. Everything was just left, with food in the fridge, finished washing still in the washing machine, all their clothes in the cupboard & some of the clothes & shoes were right high end I can tell you. The flat was rented to them un furnished & left is Air Con units, microwave, oven, rice cooker etc etc etc & all the stuff is like new I could go on & on about whats left in the flat like dozens of food in packets etc etc etc. even a lap top!! So its now been nearly 2 months since we made contact with them & it beggars the question WTF has happened to them?? A couple of things that the neighbours said was that the guys real wife & family arrived at the flat one day & there had been a right ruckus & also there had been some right shifty characters covered in tattoos making regular visits to the flat banging on the door to see if they were in & I also had this experience when I was in the flat when a right shifty looking geezer came banging on the door & when I opened the door he was in shock seeing a foreigner come to the door & said something in Vietnamese & legged it...............Its a mystery & another reason I was at the solicitors office this morning!!

hahahahahahahahahahahahaha size 10 & they are taken, not sure about the platforms heels & soles though been a wile since I walked on them

Hum. My wife cooks and would love to have a full size oven (or at least something larger than a tabletop model). Did they happen to leave one behind? Might be interested in the microwave too. Ours is quit old. Send me a private message if you're interested in selling.

It happens quite often in Vietnam. Borrowing ton of money from loan shark with ridiculously high monthly interest rates, cannot make payments. Run off into the night and disappear.

Thing is now though, how to move forward with a flat full of someone's stuff that is not paying rent, not paying management fee's, not paying electric, a fridge full of rotting food!! & taking into account we have now had to pay the owed management fee 's (including water), the unpaid electric bills & the 2 months unpaid rent. So the 2 months rent held as deposit ( which is actually 1 month cos the agent got 1 months rent as their finders fee) is gone & actually gone into deficit!

But hey............its all part of my longΒ  Vietnam adventure & keeps the goodolboy from getting bored!!

hahahahaha .....Ah yes the strange phenomenon the stickers thing in Vietnam but in this case the fridge freezer is mine & built into the kitchen unit so no stickers on it but still stickers on the washing machine though!

If those management fees include the cost for the security guards, you might have an argument for reducing the charge, what with the tatt'ed thugs having access to the building to bang on the unit's door.

You own the unit so it seems to me like anything left behind legally becomes yours but I'm not a lawyer so you might want to get that confirmed. If true then I'd say it's time for a yard sale.

well not quite right but the yard sale sounds like a plan. But I have been a little bit naughty & have been drip feeding the story on the forum. So as an update...........

When we established we could not make contact with the man & the lady by phone or on Zalo for a month (all accounts un available) Ms My went to the police for the ward they are registered as living in the flat & to be honest they were a complete waste of time & their take on it was & I quote......they might have a problem with family & gone to their home town & might come back after a month or two & resume staying at the flat so you should not go in or if you, do get the security to go in with you. Now just think about this. So the cops cant figure out that the couple have disconnected all their contact numbers on the phone & Zalo but its probably because they have a problem back home in hometown......duuuuuuu WTF!!!

Anyways after about another week of no contact we went to the management office, explained the situation & arranged for a security guard to come with us & we went into the flat (taking a video) to check out there were no dead bodies in there & of course there was not but we were faced with like the strange situation I described before where it was like they had legged it with minutes to spare leaving everything behind. So we locked up the flat again & after checking the lease agreement went back in after a month of non payment of rent with a security guard & started packing everything up in boxes with the security guard taking notes & taking photos of everything as we packed it all up. We then transferred all their stuff into one bed room & locked it up. Then got the decorators in to paint the place (not a dirty couple but after a year + it needed the walls painted to cover all dirty greasy hair marks, foot marks & dirty hand marks etc. The flat is now re let been for a week as a 1 bedroom flat with the tenants (3 hot girls that work for Shinan Bank) understanding the situation & with the agreement that after 2 months from when they moved in (last week) we will remove all the stuff from the locked bedroom & the flat will be available to them as a 2 bedroom & on the positive side they have agreed a rent 1 million above the previous rent.

As of now we still cant make contact at all with the runners & thats been about 6 weeks +- now.

Yesterday at the meeting with the lawyer I explained the situation & as I said she advised extreme caution as she knew of people turning up 2 years later demanding their stuff back. But was well impressed with the rout I had taken with involving the local police, management company & security with the photo evidence a good idea too & In her opinion the scenario of them being on the run from money lenders was the most probable as we know its quite common here.

Exact same thing happened to me when I moved in to an apartment in Đà Nạng in 2018.


My GF was sincerely concerned that the landlord would be upset, since it wasn't our property.

When my mother-in-law's stickers started to peel on her refrigerator she taped them back with clear packaging tape.Β  Β I think it's all part of the brand name obsession in Vietnam.Β  Maybe before Đổi Mα»›i in 1986 , few as they were, the Soviet made appliances had no stickers.Β  Β If you have appliances with stickers everyone will know they were not made in Russia or Mainland China.
